About Striple Walk New Capital City
Striple Walk New Capital City: an office for about 11,000 a month over 14 years
Striple Walk New Capital City sells offices and shops off-plan, built by Town Writers, a company called Eight Developments until 2023. Per the project data, it holds about 1,594 units, around 1,260 administrative and 334 commercial, in 3 buildings about 55 metres tall with 13 floors, next to Downtown Mall. What matters most here is neither the location nor the design but the payment plan: 15% at signing, then fourteen years of instalments.
Fourteen years: what does it mean in numbers?
Per the developer's October 2026 offers, the entry office measures 28 m² and costs about 2.14 million. Its down payment is about 321,000, and the balance over 168 months comes to about 10,800 a month. At the top, a 75 m² office asks about 5.42 million.
The other side of a long plan
That small instalment is comfortable, but remember handover is October 2030, after which you keep paying for about ten more years. If you let the office for more than the instalment, the difference is profit from the first month after handover; for less, you top it up yourself. And if you want to sell before you finish, the buyer takes on the remaining instalments, which narrows the pool of people able to buy from you.
Office metre against the neighbours
- Radix Agile, 300 m away: about 77,655 a metre, due August 2027.
- Moonreal Tower, 700 m away: about 99,870, due 2030.
- Code, 500 m away: about 118,011.
- 5 Business Hub Mall: about 118,897.
Striple Walk's metre is about 76,500 for the small office and 72,000 for the large one: level with Radix Agile and cheaper than the rest. But Radix hands over three years earlier, and its offices also run over 14 years with only 7% down. On paper Radix wins on both timing and deposit, so before choosing Striple Walk compare the unit's position and size, since Radix has few units on offer.
1,260 offices in one place
That number matters to anyone planning to let. When the project is handed over, hundreds of owners will look for tenants at the same time in the same buildings, and rents will be set by that competition. The office that lets first is the one with the better frontage, or the floor nearest the entrance and car park. So don't choose on price alone; ask where the unit sits in the building, and see the floor plan before paying the deposit.
Shops: developer price and resale price
A developer shop measuring 37 to 40 m² is priced at 6.8 million, about 170,000 to 184,000 a metre, close to the shops at Oaks Egypt next door (about 205,116) and Moonreal (about 190,575). Meanwhile an owner is selling a 38 m² shop at about 4.49 million. A gap of more than 2.3 million on the same size most likely means that figure is only what the seller has paid so far, with instalments still owed to the developer. Ask for the developer's account statement before comparing.
The buildings and the location
Per the project data: 16 lifts and 6 escalators, an underground car park for about 1,464 cars plus about 72 outdoor spaces, a walkway around the project and a large food court. It sits next to Downtown Mall, near the Green River, Al Masa Hotel, the Opera House, the monorail and Bin Zayed Axis.
Town Writers
Per the project data, the company started in 2017 as Eight Developments, became Town Writers in 2023 and belongs to the ARO Holding group. With us it also has The Strip Mall and 88 Hub Mall in Downtown, and Revolve Mall in New Cairo.
