Levels Business Tower New Capital City: 36 floors, so ask about the floor first

Levels Business Tower New Capital City is an Urbnlanes Development tower in the Capital's Downtown. Per the developer, it stands in the first row of Downtown towers on the northern Mohamed Bin Zayed Axis, overlooks the Green River, and rises 36 floors above ground with 5 below. What is on sale now is offices only, with handover in August 2029.

How the tower is split

Per the developer, each part of the tower has its own use:

• Floors 1 to 3: shops.
• Floor 3 up to 25: offices.
• Floors 25 to 36: offices and hotel apartments.

So if you are buying an office, find out which part it sits in. An office high up beside the hotel apartments differs from one just above the shops, in view and in the queue for the lifts.

Offices: prices and instalments

Offices range from 51 to 130 m², priced 11,048,742 up to 26,504,754, near 216,600 a metre. The plan is 10% down over 8 years. The smallest office takes 1,104,874 at signing and then about 103,600 a month. Between October 2026 and August 2029 fall about 34 of the 96 instalments, so by handover around 42% is paid.

Large or small?

The top price on the list is 26.5 million. If that is the 130 m² office, its metre is about 203,900, below the small office's. Ask the developer for each size's price on its own, because if that holds, a company needing space saves by buying one large office rather than combining two small ones.

Against the Downtown towers

Levels' metre (about 216,600) is below Nile Business City, 300 metres away (near 306,800), and Sofitel Oia Towers (around 253,400), above Oaks Egypt (near 180,300), and close to double Code (about 118,000). It sits midway between the first-row towers and the projects behind them.

Two resale listings

October 2026 showed a 48 m² office asking 5.65 million, which puts the metre near 117,600, less than half the developer's price. With the tower handing over in 2029, that is most likely only the amount paid. A 36 m² shop also appeared, asking 10.29 million, a metre close to 285,900. The developer isn't offering shops right now, so resale is the way to one.

Roads and services

Per the developer, the tower is 4 minutes from the Government District and Misr Mosque and 3 from Al Masa Hotel, near the Hope Axis, Suez Road and the Regional Ring Road. Inside are a running track, a meeting room, a food court and a swimming pool. Hafez Consultants took part in the design. Urbnlanes also has Eastlane and Noi in New Cairo.
