About Financial Hub New Capital City

Financial Hub New Capital City: the same metre, and the first to hand over

Financial Hub New Capital City puts offices and shops in one block, built by Safwa Urban Developments in the Financial District. Its land is roughly 6,000 m² according to the project data, with a main frontage of about 94 metres on the road from Al Masa Hotel, overlooking a central garden of about 25,000 m². It holds about 175 offices and 28 shops. Handover is December 2026, about two months away.

Three buildings side by side at almost one price

Two other buildings close by sell offices at nearly the same metre as Financial Hub, so the real difference lies in timing and terms:

  • Financial Hub: near 153,972 per metre; offices 60 to 146 m²; a 15% deposit then six years; ready December 2026.
  • Eleven, 200 m away: about 150,000, offices of 90 to 165 m², 15% down over 5 years, due March 2027.
  • 6ixty Three, 400 m away: about 154,000, finished offices sized 54 up to 275 m², a fifth down and five years to pay, due June 2027.

How to choose between them

To receive first and pay over longer, Financial Hub: it hands over 3 to 6 months before the others with a year more to pay. For a small office, 6ixty Three starts at 54 m². For a company needing more space, Eleven and 6ixty Three have larger units. The metre gap between them is only about 4,000, so it won't decide things; timing and size will.

The developer's offices

The developer's offices in October 2026 ranged from a 60 m² unit near 9.24 million to a 146 m² one near 21.83 million. The metre eases slightly with size, from about 154,000 to about 149,500. The smallest needs about 1.39 million at signing, then roughly 109,000 monthly. For comparison, Cairo Business Plaza, 500 m away, runs at about 184,976 a metre, due 2030, and Paragon 2 about 117,603, due 2028.

Neighbours who will be your customers

Per the project data, the building is close to the monorail station, Parliament, the Ministries district, the Cabinet, the Ministry of Finance and the Central Bank. If you let, the likely tenant is a firm working with those bodies: accountants, lawyers, consultants or a bank branch. If you work from it yourself, it is one of the nearest addresses to the ministries, and staff can arrive by monorail without hunting for parking every day.

Services in the block

The project data lists separate entrances for staff and visitors, a gym, parking with valet service, lifts and escalators, a services app, triple-play internet, phone and TV, and clean-energy solutions.

And the shops?

The project includes about 28 shops per its data, but the developer lists none now. If you want a shop near the ministries, ask when they will be released: 28 shops among some 175 offices means customers inside the building from day one.

Three questions first

  • Ask about finishing: is the office handed over finished or core and shell? 6ixty Three, for one, comes finished.
  • Ask the yearly service charge per metre, since the gym, valet and app cost money.
  • Check whether the office faces the central garden or the street.

Safwa Urban

Safwa Urban has worked since 1996 according to the project data, and with us it also has Capital Heights 1 and Capital Heights 2 in the Capital.
