Paragon 2 New Capital City: the Financial District's cheapest office metre, on a 4-year plan

Paragon 2 New Capital City is an office building by Paragon Development in the Financial District, on a 9,215 m² plot with about 32,250 m² built. Its office metre costs about EGP 120,700, below every office around it in the district. But payment runs over only 4 years, and handover is November 2028.

Paragon 2 office prices

• Sizes from 34 up to 135 m².
• Prices starting at 4,102,496 and reaching 16,320,326.
• 10% down, 410,250 on the smallest office, then about 76,900 a month.

A high instalment for the price

A 4.1 million office costs close to 77,000 a month, since the term is just 48 months. About 25 of those fall before November 2028, so by handover you will have paid more than half the price, with roughly two years left. That suits someone wanting to finish fast, and is hard if you were counting on the office's rent to cover the instalment.

Against the district's offices

Neighbours within a kilometre:

• Cairo Business Plaza, 300 m away: about 185,000 a metre.
• 6ixty Three: about 154,000.
• Financial Hub: about 154,000 as well.
• Eleven: about 150,000, due March 2027.
• Obex: about 139,800, due January 2028.

So Paragon 2 undercuts its nearest neighbour by about 64,000 a metre and the cheapest of them by about 19,000. On a 60 m² office, the gap with Cairo Business Plaza is about 3.9 million. In exchange, Eleven and Obex hand over sooner.

Before signing for an office

In office buildings, the stated area usually includes a share of corridors, lifts and shared toilets. Ask for the net area inside the office and the share of common space added to it, since a 60 m² office may net far less. Ask too about central air-conditioning and monthly service charges.

An odd resale offer

In October 2026 an owner listed a single "commercial" unit of 72 m², asking 13.4 million (near 186,000 per metre). The project is offices only on our site, so if you find this offer, first ask whether the unit really is a shop or an office registered wrongly, since that changes both price and rent.

Location inside the Capital

Per the developer, the building is near the monorail and LRT stations, Downtown, the Central Business District, the Central Bank, the Opera House, the Green River and Al Masa Hotel, reached via the Mohamed Bin Zayed axis, Suez Road, the Sokhna road and both ring roads.

Building facilities

Listed: a business services space, a library for quiet work, small meeting rooms, passenger and service lifts, central air-conditioning, internet and phone networks, fire protection and a multi-storey garage for over 800 cars. Ask how many spaces come with each office, since parking matters to staff and clients in an office district. The developer also has Paragon 3 in the Capital.
