If handover is what matters, Hyde Park in the Sixth Settlement, about 4.9 km away, has a five-bedroom villa ready, 4,810,000 above Jade Hills and 138 m² smaller. You pay more to move in four years sooner, with much less space.

Ask where the villa sits relative to the golf course: the photos show villas on the course, and that position may explain the price gap between the lowest and the widest villa.
