About Midtown East Phase Two New Cairo

Midtown East Phase Two New Cairo: the project's only villa, on shorter plans

Midtown East Phase Two New Cairo, the second house phase of Better Home's Midtown East in the 6th Settlement, repeats Phase One's houses and adds a standalone villa that Phase One lacks. Everything asks 10% down, but plan lengths vary by type, and handover is April 2030.

Midtown East Phase Two New Cairo prices

  • The villa: five bedrooms in 450 m², EGP 60,159,016 (near 133,700 per metre), paid over just 5 years.
  • The townhouse: six bedrooms in 305 m², from 27,577,473 up to 32,924,126, paid over 6 years.
  • The twin: six bedrooms in 420 m², 42,210,418, paid over 10 years.

The twin costs less a month than the townhouse

This is the phase's strangest point: the twin is 115 m² larger than the townhouse, yet its monthly instalment, about 316,600, is below the cheapest townhouse's (near 344,700). The reason is the term, 10 years for the twin against 6 for the townhouse. By handover, too, what you will have paid on each is very close: about 17.5 million on the twin and near 17.24 million on the cheapest townhouse. So if you can manage the twin's deposit (about 4.22 million against 2.76 million for the townhouse), you get a far larger house for almost the same money until the keys; the real difference shows after handover, when the twin's instalments run six more years.

The townhouse here or in Phase One?

The same 305 m² townhouse in Phase One starts at 23,656,869 over 10 years, and Phase One's dearest townhouse costs about what this phase's cheapest does. The only reason to buy it here is a better position, so ask and check the master plan. Within this phase, the cheapest and dearest townhouses are about 5.35 million apart on the same area, and the dearest runs to around 411,600 a month. If you pay that gap, know exactly what it buys: an end unit, a garden or a view.

Outside the compound, the cheapest townhouse here costs about the same as Crescent Walk's 206 m² one (about 27.03 million), so the same money buys nearly 100 m² more here; but Crescent Walk runs over 8 years and is due June 2029, under a year before Midtown East.

And the twin here or in Phase One?

Phase One's twin, same area and same plan (10% and 10 years), costs 40,334,541, about 1.88 million less than here. The gap is smaller than for the townhouse and the terms match, so the choice comes down to the unit's position.

The villa: 73% before the keys

This is the only standalone villa on offer in Midtown East, five bedrooms on 450 m². Five years of instalments mean close to 902,000 a month, and by April 2030 you will have paid about 73% of its price, near 43.9 million. Look around and Ever sells a villa with the same five bedrooms from 423 m², about 12.5 million cheaper and spread over 8 years, while Crescent Walk's largest villa, 403 m², is priced very close to this one. So the villa here is not cheap, and its plan is shorter than both. It suits a buyer with deep liquidity or paying cash; ask about a cash discount and the plot and garden size.
