Palm Hills Ain Sokhna location

Palm Hills Ain Sokhna sits in the Laguna Bay area at Km 93, directly beside La Vista Gardens, and you reach it from the second exit of the Galala Road.

Its nearest neighbour is La Vista Gardens, a project where the developer is still selling, with figures in the alternatives table below. The second Galala Road exit is the turn that brings you down from the Galala Road to the coast at Laguna Bay.

Is Laguna Bay Sokhna the same as Palm Hills Sokhna?

Yes. Palm Hills Sokhna is also marketed as Laguna Bay, because the resort is in the Laguna Bay area of Ain Sokhna and Palm Hills Developments built it.

That is why some people search «laguna bay sokhna» or «laguna bay resort» and others «palm hills sokhna»: both mean the same place at Km 93. If someone offers you a unit «in Laguna Bay», ask first whether it is inside Palm Hills Sokhna or in another project in the same area.

Palm Hills Ain Sokhna units: chalets, townhouses and villas

The resort has chalets, townhouses, twin houses and standalone villas, and the plan is built on several levels so that most units look out over the sea.

The levels decide the view: a unit on a higher level sees the sea over the rows in front of it. Published sizes differ from one source to another, so we do not quote them. If a unit is offered to you, ask for the net area in writing and its position on the master plan.

Is Palm Hills selling in Ain Sokhna now?

No. Palm Hills Developments' official site lists no Sokhna project in November 2026, so the developer is not releasing units there.

The communities on the Palm Hills site in November 2026 are Badya in 6th of October; Hacienda Heneish, Hacienda Blue, Hacienda Ras El Hekma, Hacienda White and Hacienda Bay on the North Coast; Palm Hills One and The Crown Extension in West Cairo; Palm Hills New Cairo; and Village de la Capitale in the New Capital. If you want to buy from Palm Hills by the sea today, its launches are on the North Coast, not in Sokhna.

The Palm Hills and Al Shorouk project in Ain Sokhna

In June 2020 Palm Hills told the Egyptian Exchange it had signed a revenue-sharing deal with Al Shorouk for Touristic Development for a 116-feddan project in Ain Sokhna, with an investment of EGP 3.5 billion.

• Units: 1,201 homes over five phases.
• Expected residential sales at the time: EGP 5.1 billion.

That is 2020 news. By November 2026 we found no launch of units from the Palm Hills and Al Shorouk project, and it does not appear on the Palm Hills site. If anyone pitches you «the new Palm Hills project in Sokhna», ask the company for the phase name and the launch reference before you pay anything.

Palm Hills Ain Sokhna or La Vista Gardens?

La Vista Gardens is the resort right next to Palm Hills Ain Sokhna, and La Vista Developments is still selling there: a 115 m² two-bedroom chalet from EGP 10,900,000 at November 2026 prices.

Spread evenly after the down payment, with no annual payments, the monthly instalment is about EGP 57,930 over 120 months at Jebal El Sokhna, about 123,270 over 84 months at La Vista Gardens and about 133,590 over 96 months at La Vista Topaz. Jebal El Sokhna is by PRE Group; the other two are by La Vista Developments. More resorts are on the Ain Sokhna page.

Palm Hills alternatives on the North Coast

If it has to be Palm Hills by the sea, the developer sells on the North Coast today, at Hacienda Heneish and Hacienda Blue. Prices start at EGP 18,684,000 for a two-bedroom chalet at Hacienda Heneish and EGP 24,970,000 for a three-bedroom penthouse at Hacienda Blue, in November 2026.

Hacienda Blue asks EGP 309,950 less up front than Hacienda Heneish even though its price is higher, because its down payment is only 2.5% and the plan runs 12 years. Spread evenly with no annual payments, the monthly instalment is about EGP 197,220 over 90 months at Hacienda Heneish and about 169,070 over 144 months at Hacienda Blue.

Laguna Bay Sokhna chalets for sale

Palm Hills is not releasing chalets in Laguna Bay Sokhna now, so the developer chalets on instalments in Sokhna are the ones in the alternatives table above.

When you compare them, look at three things besides the price:

• Down payment: from EGP 365,868 at Jebal El Sokhna to EGP 675,000 at La Vista Topaz.
• Plan length: from 7 years at La Vista Gardens to 10 years at Jebal El Sokhna.
• Handover: April 2027 at Jebal El Sokhna, January 2028 at La Vista Gardens and La Vista Topaz.

Jebal El Sokhna has the lowest down payment, the longest plan and the earliest handover in the table, while La Vista Gardens is the closest to Palm Hills Sokhna itself, right next door.

Before you buy a chalet in Laguna Bay

Before you buy in Laguna Bay or Palm Hills Ain Sokhna, get these answers in writing:

• Is the unit inside Palm Hills Sokhna itself, or in another project in the Laguna Bay area?
• The net area, the unit's place on the master plan and the level it sits on.
• The yearly maintenance charge and who manages the resort.
• If the offer is under the Palm Hills and Al Shorouk project: the phase name, the launch reference and a contract from Palm Hills.
