About Azha Compound Ain Sokhna

Azha Compound Ain Sokhna: the owners' market is bigger than the developer's

Azha Compound Ain Sokhna is by Madaar Development on about 1.6 million m², with roughly 700 metres of sea frontage. The project data shows building on roughly 11% of the land, with about 220,000 m² of lagoons and 5 hotels. The developer is currently selling four-bedroom villas only, while in mid-October 2026 owners listed about 37 units of every type. So if you are looking in Azha, the real market is with the owners.

Azha Sokhna chalet prices

Per the owners' October 2026 listings:

  • One-bedroom chalets (71 up to 75 m²): 6.5 up to 7.18 million, 3 listings.
  • Two-bedroom chalets (100 up to 135 m²): 8.5 up to 20.08 million, 14 listings.
  • Three-bedroom chalets (123 up to 170 m²): 12 up to 23.1 million, 7 listings.
  • A 73 m² one-bedroom flat: 7 million, near 95,900 a metre.

Why does a two-bedroom chalet run from 8.5 to 20 million?

That is more than double for the same type, and the reason is most likely the view: a chalet on the sea or a lagoon differs from one inside the village, as do the phase and readiness. There is another reason too: a seller may quote only the instalments already settled, not the whole price, leaving a low figure with payments still due. Ask each seller whether the unit is handed over, what it looks onto, which phase it is in and how much is left on it.

Chalets against the Sokhna neighbours

  • Lasirena Palm Beach (2.9 km, June 2027): two-bedroom chalets from 80 m² for 4 million (50,000 a metre), three-bedrooms from 160 m² for 10.26 million, whose stated date has passed, so ask how far the building is, and duplexes from 170 m² for 18.22 million. Down payment there is 20%, over 6 years.
  • Cape Bay Blumar Lasirena (3.5 km, August 2029): one-bedrooms from 40 m² for 3.53 million (some 88,100 per metre) and two-bedrooms from 65 m² for 4.9 million (some 75,300), but the deposit is heavy, 30 to 40%, with the rest over 8 years.
  • Murano (14.6 km, September 2030): one-bedrooms of 80 m² for 6.08 million, two-bedrooms from 105 m² for 7.43 million (about 70,700 per metre) and three-bedrooms from 130 m² for 8.63 million, over 8 years.

So Azha's cheapest resale two-bedroom costs about a million more than a new one at Murano and over twice Lasirena's. Three-bedrooms here open at 12 million against 8.63 at Murano. The extra buys the village's name and services, and a resale unit may be handed over or close to it, while Murano is still about four years away. Before comparing, find out from the seller if the keys are already out.

One and three bedrooms

An Azha one-bedroom chalet opens at 6.5 million from 71 m², while a new Murano one-bedroom of 80 m² is 6.08 million, so Azha costs about 420,000 more for less space. Cape Bay Blumar asks roughly half that, but for 40 m². Three-bedroom chalets here open at 12 million; at Azha on the coast, by the same developer, they start at 123 m² and 18.15 million, more than 6 million dearer for the same type.

Villas for sale in Azha Ain Sokhna: owners undercut the developer

The developer lists a 312 m² four-bedroom villa at about 41.42 million, due January 2030. Owners ask some 36 to 36.5 million for four-bedroom villas between 303 and 318 m², roughly 5 million less, between about 113,000 and 120,000 a metre against near 132,800 from the developer. The developer's villa is fully finished per the project data, so ask whether the resale one is too; a semi-finished house needs extra money that eats into that gap. There are also five-bedroom villas from 30 million, on plots from 248 m², more than 11 million under the developer's four-bedroom, so ask which phase that villa is in and what remains on it.

Smaller houses: a three-bedroom twin of 185 m² near 18.96 million (some 102,500 a metre), a four-bedroom twin of 211 m² whose owner asks 23 million (some 109,000), and three-bedroom townhouses from 145 m², priced 16 to 19 million across 4 listings. The cheapest townhouse here is over 4 million below a new Murano townhouse (180 m² near 20.31 million), though Murano's is some 35 m² larger.

A penthouse at a townhouse price

A 274 m² four-bedroom penthouse is listed at 16 million, about the same as the cheapest townhouse, around 58,000 a metre. If genuine, it is the cheapest metre on the whole list. More likely that is the amount paid so far, so ask why, and confirm the area and what remains.

Against Murano and Azha on the coast

Murano sells four-bedroom villas of 260 m² for about 36.29 million, five-bedrooms of 310 m² for about 48.43 million (near 156,200 a metre) and townhouses of 180 m² for about 20.31 million. The developer's villa here is thus about 7 million below Murano's of nearly the same size, with one room fewer. Azha North Coast, by the same developer, costs far more: four-bedroom villas of 221 m² for around 51.07 million (roughly 231,100 per metre) and two-bedroom chalets of 94 m² for around 17.31 million. A villa metre in Sokhna is about 43% below the coast's.

Azha Ain Sokhna payment plans

The developer's villa takes 5% down, about 2.07 million, then near 364,300 a month over 9 years. Handover is 39 months away, so you take the keys with near 39% paid, about 16.3 million, and five years and nine months still to go. A resale villa is 5 million cheaper but needs its own sum: how much has been paid, how much is left, and what transfer fee the developer charges. If the seller wants cash, set that cash against the developer's deposit and monthly figure.

Weekends or rental income?

For holidays: the drive is roughly ninety minutes from Cairo, 45 from New Cairo and 30 from the Capital, so weekend use works, not just summer. For investment: 5 hotels inside the village may make letting easier, so ask about the management scheme and its cut.

Buy in Azha if

  • You want a chalet close enough to Cairo to use every week, not once a year.
  • You want a Red Sea villa in a village with hotels and full services, and accept paying more than the neighbours.
  • You prefer a ready or near-ready resale unit to waiting for the newest phase.

With a budget under 5 million, Azha won't fit; villages next door like Lasirena are closer to it.

Azha Sokhna master plan

The project data lists 3 parks, a beach clubhouse, a gym, padel and tennis courts. Azha also contains phases such as Castra, IQ Residence and Lacerta, so ask which one the unit you like belongs to, since the phase changes the date, the view and the price.

Madaar

Madaar also has Azha North Coast in Ras El Hekma, with its figures above, and The Hillage in Sheikh Zayed.
