West Hills 6th of October City: large flats on high ground facing the Pyramids

West Hills 6th of October City is a residential project by Inertia Egypt on the Cairo to Alexandria desert road in 6th of October City. The advertising leans on its land: high and terraced, so homes look over greenery and water with the Pyramids of Giza behind. More than 70% of the project is published as green space and landscaping.

The brochure's layouts

The brochure shows three layouts with sizes, all of them large:

• A penthouse of 348 m², three bedrooms and four bathrooms.
• A flat of 303 m², three bedrooms and two bathrooms.
• A duplex of 303 m², three bedrooms and three bathrooms.

A 303 m² flat with only three bedrooms means very generous reception and living space. Ask Inertia whether that area includes terraces, gardens and walls or is net, because the difference changes the true price per metre. The price itself has not been announced. Look at the bathrooms too: the flat and penthouse have the same bedrooms, but two bathrooms against four, so ask for the plan before you choose.

Compare with similar sizes nearby

About 1.3 km off, PRE's Hadaba lists 304 m² for 26,929,000, almost exactly the size of a West Hills flat. Pyramids Heights, 1.2 km away, starts at 152 m² for 18,364,000, and Mountain View 4, 2 km off, sells 210 m² for 24,930,018. Ask for West Hills' price per metre and set it beside Hadaba's in particular.

The Pyramids from the window

The Pyramid view is the core of both announcements, and the stepped land is what makes it possible. But the view changes from building to building and floor to floor. Ask to see it from the unit itself if the building is up, or ask for the building's level on the master plan, and if the view is what you are paying for, have the contract say nothing will be built in front of it.

Facilities

Published: a clubhouse with a heated pool for year-round swimming, restaurants, a gym, a children's play area and garages, with round-the-clock security and cameras, maintenance and gardening. A heated pool means winter running costs, so ask whether it falls under the service charge or a separate subscription, and whether the clubhouse is for residents only or needs its own membership.

On the desert road

Published distances are 2 km to the 26th of July corridor, 5 km to the Ring Road, 6 km to the Grand Egyptian Museum and minutes to the Pyramids, with Mall of Egypt and Mall of Arabia nearby. Anyone working in Haram or Mohandessin reaches the Ring Road fast, and Zayed is close via the corridor. Ask whether the gate opens onto the desert road itself or a service road.
