Murooj Compound 6th of October City is a residential project by Dar El Maghraby in 6th of October City, directly behind Mall of Arabia. A large part of the land is published as greenery, artificial lakes and open space, with a hotel, spa, mall and sports club inside the walls.

Published sizes

Unlike many announcements, Murooj's gives a size range: flats, duplexes and penthouses from 99 m² to 317 m², looking onto the lakes and pools. It says they are handed over with a high-quality finish. Prices are not published.

From 99 to 317 m²: which to pick?

The announcement does not say how many bedrooms each size has, so ask Dar El Maghraby for bedrooms and bathrooms per size, and which sizes truly face the lake rather than another building. To judge a price, the map shows One33, under 2 km away, at 63 m² for 5,506,817, Rafts at 79 m² for 5,300,000, and Westdays, just over a kilometre off, at 75 m² for 4,496,712.

A hotel and a club inside

Round-the-clock security and surveillance come with them. A hotel in a residential compound brings outside guests, so ask whether it has its own entrance apart from the residents' gate, and whether the spa and pools are shared between guests and residents.

Lakes and a hotel: who pays for upkeep?

Artificial lakes, pools and a hotel read well in an advert, but their upkeep is costly and constant. Ask how the yearly service charge is worked out, whether the hotel and mall carry part of it since they earn, or residents pay for everything. Ask who will manage the compound after handover, and get a copy of the management rules before you sign.

Behind Mall of Arabia

Its published neighbours are Green Heights, October Hills and Mountain View iCity October, with the Shooting Club's October branch, Misr University for Science and Technology, Dar Al Fouad hospital and Highlands School close by. Schools, hospital and mall all sit within a short range, which matters for families with children. Being near the mall also means weekend traffic, so ask whether the compound gate is on the mall's street or another side.

Dar El Maghraby

The announcement lists projects outside October: Camp Chizar in Alexandria, Avenue Tower in Messaha Square, Turquoise Resort on the North Coast and Al Maghraby Plaza on Tahrir Street. It names no other October project, so if you can visit something it has finished, that is the best yardstick. Then ask when Murooj will be delivered, over how many years payments run, and whether the lakes exist yet or only on paper.
