UniTower New Capital City: an office handed over in 3 months, and that is what you pay for

UniTower New Capital City, also called Uni Tower 1, is an office and retail tower by UC Developments in Downtown, facing the first major roundabout. The tower spans about 11,000 m² on a ground floor and 10 floors, beside its twin Uni Tower 2 with an open plaza between them. Handover is January 2027, about three months away. That is the key figure here, because everything else is priced around it.

Timing against price

Per the developer's October 2026 offers, offices range from 39 up to 52 m², priced between 5.38 and 6.76 million, roughly 130,000 to 138,000 a metre. Downtown neighbours are cheaper per metre, but further from handover:

• The Loft Plaza, 200 m off, near 118,382 per metre, due September 2027.
• 5 Business Hub Mall: about 118,897, due 2028.
• Code: about 118,011, due 2029.
• Central Point: about 93,500, due late 2029.

Receive early or save?

So you pay about 20,000 more per metre to receive 8 months before The Loft Plaza and over two and a half years before Code. If you plan to let, every early month is a month of rent in your pocket instead of waiting on a building site. If you can wait a year or two, the cheaper option saves you money.

Only four years to pay

A fifth is due at signing and the remainder over four years. The smallest office needs about 1.08 million first, then roughly 89,700 each month. That is a heavy instalment on a small office over a short term, so the project suits someone with cash more than someone after a small monthly payment.

The shops

Among the listed shops, the smallest 30 m² at about 9.25 million and the largest 83 m² at about 28.24 million, about 308,000 to 340,000 a metre. That matches the shops at The Loft Plaza (about 316,882) and is dearer than Code (about 220,000) and Ezdan (about 256,897). Facing a roundabout and Al Masa Hotel, the shop on the frontage is the one worth that price, so pin down exactly where it sits before you pay.

Who suits UniTower?

A small firm, accountancy or law office wanting Downtown premises within months rather than years, with the cash for the down payment and instalments. Or an investor wanting to let early, before hundreds of new offices around it are handed over and compete for tenants. As for doctors, the project description mentions medical units, but the developer lists no clinic now, which needs UC to confirm before you decide.

The location and the building

The tower overlooks Al Masa Hotel, the presidential garden, the Government District, the Opera House and Masjid Misr, a minute from the monorail station and the Financial District, reached from Bin Zayed Axis. Its design is inspired by a wheat spike. It has sky lounges, a dancing fountain, outdoor screens with 3D mapping, restaurants and cafés, underground parking and round-the-clock security.
