About The Loft Project New Capital City

The Loft Project New Capital City: three bedrooms only, in sizes up to 404 m²

The Loft Project New Capital City sits in R7, developed by Living Yards Developments on about 23 feddans, in a British style per the project data. Everything the developer lists is a fully finished three-bedroom, but sizes start at 174 m² and reach 404 m². So this is not a place for a small flat; it is for a family wanting a lot of space. Handover is September 2027, at 10% down over 6 years.

The Loft New Capital City prices

This month the developer's smallest three-bedroom is 174 m², priced from 9.27 million (close to 53,300 per metre), and the largest 404 m², reaching 22.74 million. Alongside them is a 397 m² duplex at about 22.34 million, a little cheaper than the largest flat and close to it in size. Between the smallest and largest flat lie 230 m² and about 13.47 million, near 58,600 per added metre, much the project's own rate, so there is no discount for size here.

404 m² with three bedrooms?

That much area with only three bedrooms means a very large reception, or a terrace or garden counted in the area. Ask for the built-up area inside the flat alone, since that sets the real metre. If there is a garden or terrace, ask whether it is priced at the built-up metre or less, since that changes the whole sum.

The Loft New Capital City payment plans

For the cheapest flat, 927,000 goes down and some 116,000 follows each month, a heavy instalment for a 9.27 million flat because the term is only 6 years. Handover is about eleven months off, so you move in with roughly 24% paid, near 2.2 million, and five years and a month to go. On the duplex that becomes 2.23 million first, then near 279,300 monthly, with close to 5.3 million paid by handover.

Against R7 neighbours

  • Catalan (300 m, the same month as Venia): three-bedrooms from 5.94 million (175 m²), near 34,000 per metre, a fifth up front and five years to pay, near 79,200 monthly.
  • Venia (600 m, August 2027): three-bedrooms from 5.34 million (136 m²), with a twentieth up front and eight years to pay, near 52,800 monthly.
  • De Joya 3 (800 m, a month after The Loft): three-bedrooms from 7.94 million (163 m²), over 10 years, near 62,900 monthly.
  • Armonia (800 m, August 2028): three-bedrooms from 7.11 million (141 m²).
  • Talah (500 m, September 2030) and RIVAN (800 m, September 2028): three-bedrooms from 10.56 and 11.83 million, near 69,900 and 76,300 per metre.

The Loft's finished metre sits in the middle: above Catalan, Venia and De Joya 3, which hand over at about the same time, and below Talah and RIVAN. Catalan's and Venia's finishing is not stated in their data, so add a finishing cost before comparing metre for metre. The Loft's instalment is the heaviest on the list because of its short term.

If you need four bedrooms

The Loft has no four-bedrooms at all, even at 404 m². Those selling them nearby:

  • Catalan: four-bedrooms of 200 m², close to 6.98 million.
  • Armonia: 196 m², 9.14 million, handed over March 2030.
  • De Joya 3: from 210 m², close to 10.85 million.

For about the price of the cheapest three-bedroom here, you get four bedrooms at Armonia or Catalan, though without The Loft's full finishing.

Owners' listings against new flats

The cheapest owner's three-bedroom here, 5 million for 169 m², undercuts the cheapest new three-bedrooms at Catalan (5.94 million for 175 m²) and even Venia (5.34 million for 136 m²), with more space. The owner's one-bedroom measures 128 m², an odd size for one bedroom, so ask about its layout; it may have been altered.

Duplexes and large sizes

The Loft's duplex costs close to 22.34 million for 397 m²; large units next door cost far less:

  • Catalan: a four-bedroom duplex of 335 m², close to 13.02 million.
  • De Joya 3: a 296 m² duplex, close to 12.84 million.
  • Parklane: duplexes from 245 to 335 m², 12.37 to 16.83 million, due October 2027, plus three-bedrooms up to 288 m² near 14.69 million.

If size alone is the aim, there are alternatives around for roughly half the price, with other finishing and dates. By the month, Catalan's duplex runs near 173,600 over 5 years, against 279,300 for The Loft's over 6.

Apartments for sale in The Loft New Capital City from owners

October 2026 brought 16 owner listings: eight three-bedrooms sized between 169 and 243 m² (5 to 9.94 million), four two-bedrooms between 123 and 205 m² (3.33 to 7 million), a 78 m² studio at 2.5 million, a 128 m² one-bedroom at 3 million and a 69 m² office near 3.25 million. The cheapest owner's three-bedroom, 5 million (169 m²), comes to near 29,600 a metre, about half the developer's. Handover is a year off, so that is most likely only what has been paid; ask for an account statement.

Owners' two-bedrooms start at 3.33 million for 123 m², below any new two-bedroom around: Venia's 125 m² near 4.92 million, Parklane's 105 m² near 5.28 million and Armonia's 117 m² at 6.65 million. With cash and a seller whose remaining instalment is reasonable, a resale two-bedroom is the cheapest way into The Loft. The smallest new flat nearby is a 70 m² one-bedroom at Parklane near 3.52 million, against the owner's 78 m² studio here at 2.5 million and 128 m² one-bedroom at 3 million.

Owners also hold sizes the developer doesn't sell: studio, one- and two-bedrooms. For a flat smaller than 174 m² at The Loft, resale is the only route.

The Loft New Capital City master plan

Per the project data: pools including a semi-Olympic one, a central green corridor about 16 m wide, a running track of about a kilometre, lakes, a clubhouse, a yoga area, barbecue spots, a children's area and underground parking. It is close to the Green River, the monorail station and the Suez road.

Before booking

Ask for the finishing specification in detail (floors, kitchen, bathrooms, air conditioning), since full finishing is what justifies the metre gap over the neighbours. And ask whether the flat faces the green corridor or an internal street, which floor it is on, and how close it is to the parking and the gate.

Living Yards

Living Yards sells in New Cairo at very different figures: at Solay, finished two-bedrooms from 4.27 million for 76 m² and three-bedrooms from 7.63 million for 96 m², far smaller and cheaper flats. The company also has Solay and Noir in New Cairo, and The Loft Plaza in the Capital.
