Midtown Solo Mall New Capital City: two units only, the smaller above 100 million

Midtown Solo Mall New Capital City is the commercial part of Midtown Solo, which Better Home is building on the southern Mohamed Bin Zayed axis beside the Cathedral of the Nativity. The developer currently offers just two units: a 265 m² shop and a single 1,250 m² office space. This is not a mall for a small investor seeking a shop to let; it suits a company or a large investor, as the figures below show.

• Shop: 265 m² for 108,810,104, close to 410,600 a metre.
• Office space: 1,250 m² in one block for 462,442,971, about 370,000 a metre.

The office metre sits some 40,600 below the shop's, but the space is large enough for a whole company headquarters rather than an office. If you plan to split it into small offices to let, first ask the developer whether subdivision is allowed and whether each part would get its own entrance and meter.

• Shop: 10,881,010 down and the rest over only five years, around 1.63 million each month.
• Office space: 46,244,297 down, the balance over ten years, near 3.47 million monthly.

At handover

The announced date is April 2030, some 42 instalments away. On the shop that is 42 of 60, so close to 73% is paid at handover, about 79.4 million, with only eighteen months left. On the office space it is 42 of 120, near 41.5% paid, some 191.9 million, with over six years to go.

A Solo shop, or a Midtown Condo Mall shop?

Midtown Condo Mall, by the same developer with the same handover date, sells a 110 m² shop for 11,845,245, around 107,700 a metre. Solo's metre is therefore about 3.8 times higher, and its shop costs over nine times as much for 2.4 times the area. Condo Mall's monthly over ten years is near 88,800, against 1.63 million here. Ask about the difference: frontage on the axis, footfall past each shop, and the kind of tenants each mall targets.

Against nearby malls and towers

• Sofitel Oia Towers in R7, 1.6 km off: shops of 73 to 224 m², the largest about 79.58 million, near 355,300 a metre. Solo's shop is 41 m² larger and roughly 29.2 million dearer, while Sofitel is due January 2028, over two years earlier.
• Udora Mall in Downtown: a 41 m² shop around 15.93 million, near 388,600 a metre, close to Solo's rate on a far smaller unit.
• For offices, Nile Business City runs about 306,800 a metre and Levels Business Tower near 216,600, its largest office 130 m². Solo's office space carries the highest metre in this comparison and by far the largest area.

The question to settle first: the monthly instalment alone far exceeds any ordinary shop rent, so run a serious rental study and ask Better Home about target tenants and mall management.

Midtown Solo Mall location

As published for the project, the mall lies on the southern Bin Zayed axis beside the Cathedral of the Nativity, about 20 minutes from central New Cairo. It holds some 26,630 m² indoors and 2,200 m² outdoors, with restaurants, cafés, shops and CCTV security. It serves Midtown Solo's residents, whose villas start at 400 m² from around 59.38 million, alongside Capital Heights 2 600 metres away and Il Bosco.
