Sueno New Capital City: twelve solar-heated buildings in R7

Sueno New Capital City is a small compound by SAK Development in R7, New Capital City. As published, it has just twelve buildings holding studios, one- and two-bedroom flats and duplexes, with the smallest unit starting at 55 m². Two things set it apart from its neighbours on paper: solar water heaters already fitted to the units, and a residents' app that handles the gates, service requests and the nursery cameras.

Units are published as handed over semi-finished, with a fully finished option and interiors by the EMDAD design studio. SAK has announced no price or instalment plan for Sueno; get its current list, and the extra charged for the full finish.

Studio or two bedrooms?

The 55 m² studio suits a single buyer, or letting to staff working in the government district nearby; two bedrooms suit a small family. If you plan to let, ask which services will be running from handover, since that is what tenants ask about.

Solar power and the app

The heaters are published as sitting on the roofs and wired into each unit, so there is no heater to install, and part of the compound's electricity is meant to come from solar panels. The app issues temporary or permanent passes for guests, sends complaints to management and books a plumber or electrician. Ask who maintains the panels and heaters, and whether that sits inside the service charge.

Published facilities

• A retail area with shops, restaurants, cafés, a pharmacy and a supermarket.
• A nursery with cameras you can watch through the app, a kids' area and a family park.

Where it sits and what is nearby

The Sueno New Capital location is published as close to the Embassies District and Expo City, the British University, a sports club and a hospital, with access from three highways (Sokhna, Suez and the Regional Ring), with the airport about 30 km off. The nearest neighbours are Serrano at 400 metres, Rivan and Talah at 600, and The Loft at 900.

To judge Sueno's price once you have it: Serrano asks 3,888,000 on 53 m², roughly 73,400 per metre; Rivan 3,846,908 on 50 m², roughly 76,900; Talah 10,556,000 on 151 m², roughly 69,900; The Loft 9,274,222 on 174 m², roughly 53,300. A studio in R7 starts at roughly 3.9 million.

SAK Development's background

The brochure says the company was founded in 1985 as a family business, works mostly in the Delta, and has acted as consultant and main contractor on government projects and with Arab Contractors. No other project of theirs is on offer now, so ask which of their projects have been handed over and visit one.
