Saada North Coast: family houses and chalets in Ras El Hekma

Saada North Coast is a resort village by Horizon Egypt Development in Ras El Hekma on the North Coast. As published, it covers 125 feddans at Km 183 on the coastal highway between Alexandria and Marsa Matrouh. What the brochure makes plain is who it was planned around: there are no studios and no one-bedroom chalets here. The smallest unit shown has three bedrooms.

The models in the brochure

• Standalone villas: eight models, most with five bedrooms, one with four bedrooms and five bathrooms, and one with three bedrooms.
• A townhouse with three bedrooms and three bathrooms.
• A twin house with three bedrooms and three bathrooms.
• Chalets: six models, all three-bedroom, five of them with three bathrooms and one with two.

The area figures in the brochure do not agree with each other. The villa pages print 363 m² against every model, the three-bedroom villa included, while that villa's floor plan says it starts from 200 m². The townhouse reads 216 m² on one page and 186 m² on its plan. Ask Horizon for each model's land and built-up area in writing before you set it against any other village.

A three-bedroom chalet or a house of your own?

The chalet suits a family that spends the summer there and wants lower upkeep. A townhouse or twin gives a garden and more privacy without a villa's price. The five-bedroom villa is for the large family that comes down all together, or for an owner who plans to let rooms separately. Saada has not announced prices or a payment plan yet, so the cost of a family house or a chalet comes straight from the developer.

Published amenities

The published amenities are swimming pools and lagoons, a private beach, a health club, a commercial strip, water sports and security. Ask which of these are already built and which are still lines on the plan, because that decides what your first summer there looks like.

The plan and which row you are in

The Saada North Coast master plan and the village boundary are on this page's map. When you pick a unit, ask about its row: first line facing the water, beside a lagoon, or deeper in. The view moves the price and the summer rent more than the floor area does.

Getting there and the neighbours

On the Saada North Coast location, the published line is that the village is minutes from Sidi Abdel Rahman and close to Al Alamein International Airport. Its nearest neighbours on the map are Safia about 700 metres away, Katameya Coast at 2 km, LVLS at 2.9 km and Salt at 4.1 km.

For a sense of the prices around it: Safia starts at 6,910,000 for 72 m², Katameya Coast at 14,407,000 for 81 m², and LVLS at 19,692,375 for 145 m². All of these are smaller than Saada's smallest unit, so a buyer after a compact chalet will find more choice next door.
