Pali North Coast: a lagoon and a hotel at kilometre 180

Pali North Coast is an El-Shahawi Group resort on the North Coast. As published, it covers 75 feddans at kilometre 180 of the Alexandria–Marsa Matrouh road, some 35 km before Ras El Hekma, with a 450-metre beach. Most of the land, the developer says, goes to landscaping and facilities, with a large lagoon at the centre.

Chalet or house?

With a lagoon in the middle and a 450-metre beach, the first question is the row. Ask what separates a unit on the lagoon or the beach from one further back, in price and in rent, and compare units by their view first and their size second. Ask too what the yearly service charge is for each type.

• A five-star hotel inside the resort.
• A clubhouse, an outdoor gym and a private beach.
• A medical centre and a commercial strip.
• Round-the-clock security and cameras, maintenance and gardening.

A hotel on site can help owners who plan to let, since hotel management brings guests in. Ask when it opens and whether it runs a letting scheme for owners.

The lagoon and the hotel: what to ask

A 16,000 m² lagoon needs upkeep and water changes all year, so ask who pays for that and whether it sits in the service charge or is billed apart. Ask who will operate the hotel, and whether its guests share the owners' beach and pools. Get a master plan that marks your unit against the lagoon, the beach and the hotel.

Along the coast road

The resort is published as about 180 km from Alexandria, 170 km from Borg El Arab airport and 101 km from Marsa Matrouh, near the Fouka and Alamein roads. That makes the drive from Cairo long, so if you plan weekend trips, count the round trip before you decide. If you are comparing it with Ras El Hekma villages, remember it sits about 35 km short of them, and ask where the nearest supermarket, pharmacy and hospital outside the gate are.

About El-Shahawi Group

El-Shahawi began in 1976 with housing blocks in Cairo, then built Ein Resort in Sokhna in 1992 and Ein Bay in 1998, entered cement the same year, and built Palm Islands in Naama Bay, Sharm El Sheikh, in 2005.
