Coral Hills Resort North Coast-Sahel is New Star Real Estate Development's village at Km 187 on the coast road, inside Ras El Hekma on Egypt's North Coast. It is published as 77 feddans, 85% of it greenery and water, built on raised ground so the chalets look over the sea without obstruction. Most importantly, it is published as having units ready to move into.

Buying now versus buying off-plan

A ready chalet can be used this summer and inspected before you pay. Ask how the down payment and term on ready units compare with those still being built, in figures, and inspect the chalet itself: is the view really of the sea or of a pool, what state is the finishing in, and are the meters and water connected?

Raised ground and distance to the beach

The village is published as built on higher ground for the view, which means some chalets sit up the slope and others near the shore. Ask how far your chalet is from the sea, whether you can walk down or need a car inside the village, and how many stairs or ramps are involved. With 77 feddans and seven pools, ask where the pool nearest your unit is, and whether the water slides are in a pool of their own, away from the quieter chalets.

The village is also published as reachable from the New Fouka Road. On the map, Youd, 600 metres off, asks 6,612,000 for 55 m². Salt, at 1.3 km, has 45 m² at 7,722,000, and Azzar Island, at 2.5 km, 40 m² at 6,100,000. Mar Bay, 3.2 km away, wants 14,028,000 for 98 m². Those prices come from the neighbours' developers, while Coral Hills has ready units, so compare the price per metre, when you can actually use the chalet, and each one's payment plan.

About New Star

The project text says New Star has other Coral Hills projects in Marsa Alam and Sharm El Sheikh. None of their other projects is advertised for sale, so ask how those villages are doing since handover, what the yearly service charge is in Ras El Hekma, and whether a company lets chalets for owners in summer.
