Yaru Compound New Capital City

Yaru Compound New Capital City is by Qontrac Developments in R8, plot H2, on about 34 feddans. Per the project data, only a fifth of the land is built on, and the rest goes to gardens, water and amenities. The three-bedroom flats are due at the end of October 2026, this month. The project is an alliance between Qontrac and CMD Developments, announced at its foundation stone as about 1,577 units with investments of over EGP 4bn.

Against the R8 neighbours

The developer has no published prices at Yaru now, so here are the developers' prices around it in the same district (October 2026):

• Ri8, 400 m away: about 31,853 a metre from the developer, but due in 2030.
• Lagoons New Capital, 1.2 km: about 32,918, due 2029.
• The Islands: about 38,476, due 2030.
• The Curve: about 49,000, due 2027.
• La Verde, 400 m: about 52,000, due 2027.

The main difference is that Yaru is being handed over now, while most projects around it hand over between 2027 and 2030: a unit here can be lived in or let years earlier.

What is Yaru close to?

Per the project data, the Green River is about 250 m away, the Diplomatic District about 500 m, Al Masa Hotel 1.5 km, and the Cathedral and Government District about 2 km. Suez Road, Mostakbal City and Madinaty are about 10 minutes away, the Fifth Settlement 25 and the airport 30.

What is inside the compound?

The plan lists flats, serviced apartments, townhouses, twin houses, standalone villas and commercial units. There are pools, car-free running and walking paths, a clubhouse, a commercial area, a children's area, security with cameras, and maintenance. But only three-bedroom flats are on offer now, so if you want a house, ask when the villas will be released or handed over.

A semi-finished flat being handed over: what to do

Yaru's flats are delivered semi-finished: plastered walls and ceilings, with plumbing and wiring up to the connection points. Flooring, bathrooms, kitchen, paint, doors and air conditioning are on you. Before taking delivery, inspect the flat with an engineer for cracks, plumbing and wiring before signing the handover record; ask whether the electricity, water and gas meters are installed; find out the maintenance deposit, annual service fees and who will manage the compound; and allow months, not weeks, for finishing before you move in or let it.

Who suits Yaru?

Someone working in the Government or Diplomatic District who wants to live minutes from the office instead of driving in from New Cairo daily. A family wanting a roomy three-bedroom without waiting years. Or an investor letting to staff relocating to the Capital. Remember the flat is semi-finished, so budget the cost and time of finishing before moving in or letting.

Qontrac

Per the project data, Qontrac was founded in 1967 and has worked on infrastructure projects in the Capital, New Cairo, El Shorouk and El Obour. It belongs to the Abdallah Sons group and is a member of the Egyptian Federation for Construction and Building Contractors. Yaru is its only residential project on our list, so its experience is in building more than development: a plus for execution, but ask which company will manage the compound after handover.
