• The flat, 146 and 147 m²: 14.56 million, a metre near 99,700. It opens with 218,400, then about 103,900 every month.
• The townhouse, 196 m²: 24.36 million at its cheapest and 26.82 at its dearest. The cheaper opens with 365,340, then near 173,800 every month.
• The villa, 185 m²: around 31.3 million, which puts the metre near 169,200. It opens with 469,440, then near 223,400 every month.

The same townhouse, 2.46 million apart

The cheapest and dearest townhouse are exactly the same size, 196 m², yet about 2.46 million apart. A gap that large on the same area may come down to position: a corner, a bigger garden, or a view over green space. Ask what the dearer one adds; if nothing clear, the cheaper is the cleaner deal. The dearer one matches the townhouse price in Phase 2, so the cheaper one exists only here.

Villa or townhouse?

The villa is 11 m² smaller than the townhouse yet some 6.94 million above the cheapest one. What you pay for is a detached house with no shared wall, not space. Its monthly figure is about 49,500 higher too. For a villa at a lower metre, Phase 2's large 292 m² villa runs near 151,400 a metre, about 17,800 below this one.

A Village de la Capitale townhouse or an El Patio Jade one?

El Patio Jade is the nearest neighbour, 500 m away, and its 185 m² townhouse is about 19.15 million, some 5.2 million below the cheapest here. But El Patio asks 5% down, about 957,500, and spreads the rest across 8 years, near 189,500 monthly. Village de la Capitale's townhouse, dearer overall, thus needs about 592,000 less up front and about 15,700 less a month, because the term is three and a half years longer. El Patio is due three months earlier. So decide: pay less in total, or less each month?

For flats, City Gate sells 138 m² three-bedrooms near 14.61 million on a 5% deposit and a 10-year term, which comes to near 115,700 monthly, some 11,700 more than this flat. A three-bedroom at River District costs 12.5 million for 144 m², roughly 2.06 million less, though its term is only 7 years.

A small deposit has a price

218,400 down on a flat priced above 14 million is tempting, but nearly 104,000 a month follows for eleven and a half years. The real test is monthly income, not cash in hand. By handover you will have paid near 37% of the price, about 5.42 million on the flat and 9.06 million on the cheapest townhouse, with over 7 years still to go after the keys. If you rent today, you carry rent and instalments together until then.
