Menorca Zayed El Sheikh Zayed: villas and a hotel on the Green Belt

Menorca Zayed El Sheikh Zayed is a villa compound by MARDEV on the Green Belt of El Sheikh Zayed, at Gate 1, published as 950 metres from the Dahshour Link. The brochure gives its land as 45 feddans, while another published source says 40.8, so ask which is right. What sets it apart is the mix: family houses, a hotel, serviced flats and two malls on one plot.

Menorca has yet to announce villa sizes, prices or a payment plan, so when you contact them, get each model's plot and built-up area alongside its price.

A villa or a serviced flat?

A villa is for living in. A serviced flat is for an owner who wants an operator to let and run the unit. If that is your aim, ask AZUR what share of the rent it keeps, who pays for upkeep and furnishing, and how many days a year you can stay in it yourself.

Ten per cent built, and what fills the rest

Buildings are published as covering only 10% of the land, with the rest given to landscaping, water features and walkways. That is a small share for a project holding villas, a hotel and two malls, so ask what percentage the buildings will really take.

Roads and neighbours

The published Menorca Zayed El Sheikh Zayed location sits close to the Dahshour Link, the Boulevard road, the 26th of July Corridor and the Dabaa road. On the map, Elevation and Park Valley Zayed 13 are 1.2 km away, Zayard Villa 1.7 km and T Pearl 1.8 km.

Prices around it give a yardstick: Elevation from 15,000,000 for 286 m², Park Valley Zayed 13 from 13,000,000 for 350 m², Zayard Villa from 11,000,000 for 290 m² and T Pearl from 17,084,952 for 187 m². That puts the local metre somewhere between about 37,000 and 91,000, so once Menorca has a price, compare it per metre rather than by the total.

Questions to settle first

Ask MARDEV what gets built first: the villas, or the hotel and malls? Those bring traffic and visitors, which helps if you plan to let and hurts if you want quiet. Ask how far your villa will be from the malls, whether guests use a separate gate from residents, what the yearly service charge is, and when each phase is due.
