Barcelo Hotel El Sheikh Zayed is a hotel-unit project by Symphony Developments, operated by the international Barceló hotel group. Units run from a 42-square-metre Premium Room to an 84-square-metre Royal Suite, advertised in February and August 2026 from EGP 4,800,000 with 15% down over 7 years.

Handover is within four years of contract, and the architectural design is by Archrete. The project stands on the site of Bahja, the same company's compound in Sheikh Zayed.

Barcelo Sheikh Zayed prices

Barcelo Sheikh Zayed prices advertised in February and August 2026 start at EGP 4,800,000 for the Premium Room and EGP 8,500,000 for the Royal Suite. The figures repeat on two pages with different dates.

The Royal Suite's metre rate is about EGP 13,000 below the Premium Room's, so the rate falls as size rises. These are hotel-unit prices; don't compare them with a residential flat's metre rate in Zayed.

Barcelo payment plan

The Barcelo payment plan comes in two forms: 15% down with the balance over 7 years, or 20% down over 8 years. On the Premium Room at EGP 4,800,000:

The second plan asks EGP 240,000 more up front but cuts the monthly instalment by about EGP 8,600 and runs a year longer. On the Royal Suite at EGP 8,500,000, 15% down is EGP 1,275,000 and the monthly instalment about EGP 86,000 over 7 years.

Those figures leave out interest, operating costs and the maintenance deposit. Ask about each by name, since in hotel units they change the return.

What is a hotel unit at Barcelo?

A hotel unit at Barcelo is a room or suite in a hotel run by the Barceló group. You own the unit, the hotel rents it to guests, and the income is split as the contract sets out.

That is a different investment from a residential flat: you won't live in it, and its value comes from the hotel's operation and occupancy. Read the management contract closely: your share of revenue, how costs are deducted, and how many days a year you can use the unit.

Who is Barceló, the hotel operator?

Barceló is an international hotel group chosen by Symphony to operate and manage the hotel in Sheikh Zayed. The architectural design is by Archrete.

The operator's name matters in a hotel unit, since the operator brings in guests and sets the nightly rate. Ask how long the Barceló operating contract runs and what happens when it ends.

Where is Barcelo Hotel Sheikh Zayed?

Barcelo Hotel is in Sheikh Zayed, on the site of Symphony's Bahja compound, close to the 26th of July Corridor and the Cairo–Alexandria Desert Road. On the project map, its neighbours are Zed Park, Village West, Hyper One, Nile University and Mall of Arabia.

That puts it in the middle of Sheikh Zayed, among lived-in compounds and working malls, with the 26th of July Corridor leading to Mohandessin and central Cairo.

Unit sizes at Barcelo run from 42 square metres for the Premium Room to 84 for the Royal Suite, in four categories.

• Premium Room: from 42 m².
• Grand Suite: from 63 m².
• Prestige Suite: up to 67 m².
• Royal Suite: from 84 m².

Barcelo or a flat at Bahja?

A Barcelo hotel unit costs more than twice the metre rate of a residential flat at Bahja, the same company's compound. Barcelo figures were advertised in 2026; Bahja figures come from our units table in November 2026.

The two are different products: at Bahja you buy space to live in, at Barcelo a unit a hotel runs. If you want a home, the flat gives far more space for roughly the same money; if you want income without managing the unit yourself, ask for Barcelo's operating figures before comparing.

Barcelo suites from EGP 7 million up

Barcelo's three suites start at EGP 7,250,000 for the Grand Suite, EGP 7,400,000 for the Prestige and EGP 8,500,000 for the Royal. Here is the down payment and monthly instalment under each plan:

The Grand and Prestige suites differ by only EGP 150,000 in price and under EGP 1,500 in monthly instalment. If both are available, compare size, floor and view before choosing.

Barcelo next to Marriott Residences Heliopolis

The Royal Suite metre rate at Barcelo is about EGP 101,200, roughly half that of a one-bedroom at Marriott Residences Heliopolis. Marriott figures come from our units table in November 2026.

Both carry an international hotel brand, but Marriott Residences are fully finished apartments with a published February 2029 handover in Heliopolis, while Barcelo offers hotel units in Zayed handed over within four years of contract. The choice starts with where you want to invest.

Who is Symphony, the developer of Barcelo?

Symphony Developments is the developer of Barcelo, formed by merging Al Fagr Contracting and Synergy Real Estate Development, with about 18 years of experience.

Its projects include Bahja Compound El Sheikh Zayed, on whose site Barcelo stands. If you would rather have a residential flat from the same company, Bahja is that project.

When is Barcelo's handover?

Barcelo's handover is within four years of contract, as the company announced. The clock starts on the day you sign, not on launch day.

In a hotel unit, handover is not the end of the story: the hotel has to open and run before income starts. Ask for the expected opening date, not only the building's handover.
