Al Karma Kay-Phase 3 El Sheikh Zayed: a lighter instalment than Phase 2, a dearer metre on larger flats

Al Karma Kay-Phase 3 El Sheikh Zayed is a flats phase of Al Karma Kay by AlKarma Developments, opposite Zayed Park and minutes from the 26th of July axis. Flats hand over fully finished in February 2030, on 5% down and nine years of instalments. Choosing between flats matters less here than choosing between phases: Phase 2 delivers twenty months earlier and on another payment plan.

• One-bedroom flats run from 67 m² at 7,630,000 (around 113,900 per metre) to 99 m² at 11,690,000.
• Studio, 62 m²: 9,313,000, near 150,200 a metre.
• Two-bedroom flats: 13,097,000 for 115 m², up to 18,834,000 for 147 m².
• Three-bedroom flats, the largest group: 17,354,000 at 152 m² rising to 27,446,000 at 220 m².

The studio costs more than a one-bedroom

One-, two- and three-bedrooms all start at about 114,000 a metre. Not the studio: at 9.3 million for 62 m² it costs some 1.68 million more than a roomier one-bedroom (67 m²), its metre about 36,000 higher. If you are considering the studio, the one-bedroom is better value.

Two bedrooms priced above three

The phase's dearest two-bedroom (147 m²) is 18.83 million, its cheapest three-bedroom (152 m²) 17.35 million: about 1.48 million less for 5 more metres and an extra room. The spread inside each type shows position being priced: the 32 m² from the smallest to the largest one-bedroom cost around 4.06 million, and the 68 m² across three-bedrooms some 10.09 million, near 148,400 a metre. Ask what separates them: floor, view and garden.

Al Karma Kay Phase 3 payment plan

• Smallest one-bedroom: a 381,500 booking, then about 67,100 monthly over nine years.
• Studio: 465,650 down, then near 81,900.
• Smallest two-bedroom: 654,850 down, then around 115,200.
• Smallest three-bedroom: 867,700 down, then close to 152,700.

Forty instalments or so plus the deposit fall before handover, about 40% of the price. Choose the cheapest one-bedroom and that is near 3.07 million; a two-bedroom, roughly 5.26 million; a three-bedroom, around 6.97 million. Five years and eight months of payments then remain.

Wait for Phase 3 or buy in Phase 2?

Phase 2 hands over in June 2028, a year and eight months before Phase 3, on 10% down over seven years. By type:

• One-bedroom: Phase 3 starts lower, 7.63 million for 67 m² against 8.56 million for 70 m² in Phase 2. But Phase 3's largest one-bedroom (99 m²) costs about 935,000 more than the same size in Phase 2.
• Two bedrooms favour Phase 2: 11.07 million there buys 110 m², roughly 2.03 million under this phase's cheapest, at near 100,600 per metre.
• Three bedrooms: Phase 2's begin at 136 m² for 15.33 million, and on a 220 m² flat it is about 1.15 million cheaper than here.
• Phase 2 also offers four-bedrooms (242 to 261 m²) and a 299 m² duplex, which Phase 3 does not.

Monthly, Phase 3 is lighter

Here Phase 3 wins. Its smallest one-bedroom runs about 67,100 a month against near 91,700 in Phase 2. Two-bedrooms are close (115,200 here, 118,600 there), and the three-bedroom here is around 152,700 against 164,300 in Phase 2, even though Phase 3's flat is 16 m² larger. So Phase 2 is cheaper in total and sooner; Phase 3 is lighter on deposit and instalment.

Al Karma Kay location

The compound is in El Sheikh Zayed opposite Zayed Park, minutes from the 26th of July axis. As published for the project, it is divided into residential clusters with a clubhouse and children's area. The developer also builds Vaha in New Zayed and Al Karma 4 in October.
