The Address West El Sheikh Zayed, the compound most people search for simply as "The Address compound", is a residential development by Dorra Group inside Sheikh Zayed, close to the 26th of July Corridor and about 15 minutes from the Wahat Road. It covers about 156,000 m², roughly 37 feddans, with 50 residential buildings plus a clubhouse and services. Homes are studios and apartments from 70 m², with apartments reaching 350 m², and the compound is lived in.

The Address compound or Address West: is it the same place?

Yes. In Sheikh Zayed, "The Address compound", "The Address Sheikh Zayed", "Address West" and "The Address West" all refer to the same Dorra project. The "West" separates it from its sibling, Address East, which Dorra built in New Cairo. If an advert just says "The Address" without a city, check whether it means Sheikh Zayed or New Cairo before you go any further.

Where is The Address Sheikh Zayed?

The Address sits inside Sheikh Zayed City, near the 26th of July Corridor and around 15 minutes from the Wahat Road. From the gate you can take the corridor east towards Mohandessin and Downtown Cairo, or head down the Wahat Road towards 6th of October and October Gardens.

Because it is inside established Sheikh Zayed rather than on the city's new edges, the schools, malls and hospitals around it already operate. The 26th of July Corridor is heavily congested at peak hours, so drive from The Address to your office at 8 a.m. on a weekday before you decide. The Address compound size and buildings

The Address covers about 156,000 m² with 50 residential buildings, alongside a clubhouse, a sports area and a nursery. Dividing the land by the number of buildings gives each block a share of roughly 3,100 m² of the compound, before roads and facilities are counted.

That suggests the blocks are not crammed together, but what matters is your own building: what it faces, how far it is from the clubhouse, and whether parking is underneath or outside.

Apartments for sale in The Address Sheikh Zayed

The Address Sheikh Zayed has studios and apartments. Studios start at 70 m², and apartments run from 70 up to 350 m², so the range goes from a compact flat to a very large one close to a villa in size. The sizes that come up most often in 2026 are between 109 and 134 m², with two or three bedrooms.

Condition varies from flat to flat: some are finished and furnished, others need finishing. Once you find the right size, ask about the floor and the view, since those drive the price difference inside the same compound. Studio, two-bedroom or large apartment?

The choice between a studio and an apartment at The Address comes down to who will live there and when. A 70 m² studio suits one or two people, with lower maintenance and furnishing costs, and works for someone whose job is in Sheikh Zayed or 6th of October. The 109 to 134 m² two and three-bedroom apartments are the sizes closest to what families need, with the clubhouse and nursery on hand.

The large apartments of up to 350 m² are rare. If you find one, compare it with townhouses and twin houses in other Sheikh Zayed compounds, since that space is close to a house with a garden. Floor matters too: a large flat high up overlooking the clubhouse is a different proposition from the same area on the ground floor facing another block.

The Address compound amenities

The main facility at The Address compound is the clubhouse, which has an Olympic-size swimming pool. There are also:

• Pools for all ages.
• A sports area.
• A nursery inside the compound for residents.
• Security and gated entrances.

The Olympic pool is useful if your children train in swimming, since practice inside the compound saves a daily trip to a club, and the nursery inside the walls helps working parents with young children. Ask whether clubhouse access is included in the maintenance fee or charged separately.

The Address Sheikh Zayed prices: is Dorra still selling?

Dorra is not offering units in The Address Sheikh Zayed at the moment, because the compound is lived in and largely sold. Ask about availability on WhatsApp at 01270970000.

If you see an advert giving a price per metre, ask for its date, who is selling, and whether the flat is finished, and compare several flats on offer in the same month before treating it as the compound's price.

If you want to move into Sheikh Zayed now and pay the developer in instalments, Village West offers both. If you want The Address itself for its clubhouse and its position inside established Zayed, you will be buying from an owner, so have the cash ready or agree instalments with the seller.

The Address compound pros and cons

The Address compound's biggest advantage is that it is lived in, inside a city whose services already run; its biggest drawback is that Dorra no longer sells there, so there is no developer instalment plan.

The Address Sheikh Zayed or Address East in New Cairo?

The Address in Sheikh Zayed and Address East are two Dorra projects with almost the same name on opposite sides of Cairo. The Address is in West Cairo, on about 37 feddans with 50 buildings; Address East is in New Cairo on about 60 feddans and is also ready. Choose by where you work and where your children go to school: Mohandessin, Dokki and 6th of October point to The Address, while Nasr City and the Fifth Settlement point to Address East. Both come from the same developer, so the basic construction and finishing are similar.

Budgeting for a flat at The Address

A flat at The Address costs more than its sale price, because you are buying a lived-in unit from an owner. Include:

• The price you agree with the owner.
• Finishing or renovation costs if the flat needs them.
• Any unpaid maintenance on the unit, which must be settled before transfer or deducted from the price.
• Any contract transfer fee charged by Dorra.
• Furniture, if you plan to move in straight away.

If your cash will not cover the full amount at once, compare Village West from the same developer: from EGP 7,000,000 in October 2026 with 18% down over 8 years, that is about EGP 1,260,000 down and roughly EGP 5,740,000 over 96 months, close to EGP 59,800 a month if instalments are equal.

Dorra Group: who built The Address compound?

The Address was built by Dorra Group, a long-established contracting name linked to engineer Mohamed Hassan Dorra and one of the companies that built Sheikh Zayed in its early years. Its lived-in projects in the city include Zayed 2000, Hadayek El Mohandesin, Greens (villas and twin houses on about 756,000 m²) and The Address itself. Buying from a developer with compounds that have been lived in for years means you can visit them and see how the facades, planting, maintenance and lifts have held up.

Checklist before buying at The Address Sheikh Zayed

1. The original contract with Dorra and every contract after it, up to the seller.
2. The receipt for the last maintenance payment, its amount, and proof nothing is owed.
3. Electricity, water and gas meters: whose name they are in and whether anything is due.
4. Clubhouse membership: included or paid separately.
5. Parking: an assigned space or not.
6. An engineer's inspection for damp, plumbing and wiring, especially in flats finished years ago.

On the viewing, talk to the building's doorman or security before the seller: they know how often the lift breaks down, whether the water supply is steady and how many flats are occupied.
