Space Mall 6th of October City is being built by Gates Development on about 8.8 feddans of 6th of October City, on the Sheikh Zayed edge near the 26th of July Axis. The developer currently sells just two kinds of unit, large shops and clinics, on 10% down with seven years for the rest. Shops are announced for February 2028 and clinics a year later. Two near-identical shops, 7.2 million apart

The two shops are almost the same size, only 6 m² apart, yet their prices differ by about 7.2 million. What is priced here is not area but the shop's position in the mall. Ask about the difference: street frontage, floor, and closeness to the entrance and stairs. If the lower shop is well seen, it is the clearer sum.

The larger clinic has the lower metre

Clinics go the other way: the 29 extra metres from the 74 m² unit to the 103 m² one cost some 3.53 million, so each added metre is about 121,600, below the small clinic's rate. For a practice needing more than one consulting room or an imaging room, the larger clinic works out lower per metre.

Shop or clinic as an investment?

The small clinic costs roughly a third of the lower shop, and its monthly is under half the shop's; its tenant is a doctor or medical centre wanting space near homes. A big shop relies on a single tenant paying a large rent, so when one leaves, a costly unit sits empty. Before choosing, ask about rents per metre for clinics and for large shops in the area, and count how many years of rent each would take to cover its price.

If you plan to let, rent starts arriving while instalments continue, so weigh the expected rent against the monthly payment before deciding.

Space Mall clinics, or Bridges and Centrada Rise?

• Bridges, 1.6 km off, asks 10% over eight years, due December 2029. Its smallest clinic, 51 m² near 7.84 million, is smaller and lower than anything here, but its largest, 110 m² around 17.74 million, means Space Mall's 103 m² clinic saves about 2.89 million for 7 fewer metres.
• Centrada Rise, 3.2 km away, sells a 101 m² clinic close to 17.4 million over seven years, due June 2030. Space Mall's larger clinic is two metres bigger, some 2.55 million lower and due sixteen months sooner.

Space Mall clinics, or Five Fifty Five and Nmq?

• Five Fifty Five, 3.9 km off, opens clinics at 80 m² for roughly 12.41 million on only five years, due December 2028. Space Mall's small clinic costs about 1.08 million less for 6 fewer metres, at around 121,300 a month against near 186,100 there.
• Nmq, 5.7 km away, takes 5% over nine years. Its clinics range from 39 m² (about 5.09 million) to 148 m² (around 12.61 million), so almost double Space Mall's small clinic for only 1.28 million more. A gap that wide calls for asking about the clinic's position and floor.

On clinics, then, Space Mall is not the lowest metre around; Nmq and Bridges offer lower rates. Its clinics sit between very small and very large units, though, and seven years makes the monthly lighter than five-year plans nearby. For a 75 to 100 m² clinic on a manageable instalment, it belongs in the comparison; ask about finishing, which is not published.

As published for the project, the mall is near Juhayna Square and the Dahshur Link, close to Mall of Egypt and Nile University.
