The remaining 9,875,250 is spread over 84 instalments after handover, seven years while you live there. If you let it, the rent covering the instalment is about EGP 452 per m² a month, about 117,560 a month for the whole house.

Roudy or The 8?

The 8, in the Green Belt about 2.2 km in a straight line from Roudy, has a 253 m² three-bedroom townhouse at 14,193,300, 656,700 less than Roudy and 7 m² smaller, handing over in October 2030.

The metre is about the same, about 1,020 apart. The clearer difference is the term: Roudy runs over 10 years, so its instalment is about 22,890 lower a month, and it hands over a year before The 8. At The 8 you pay more than half the price before the keys; at Roudy, a third.

If you pay rent now, Roudy saves you a year of rent with a lighter instalment. The 8 wins if the 656,700 price gap matters more to you than both.

Roudy against the townhouses and villas around it

Around Roudy in October 2026 there is a 250 m² townhouse at IRA for 16,525,000, handing over in April 2029, and a 245 m² four-bedroom villa at Zayard Memora for 10,586,000, handing over in March 2030.

IRA hands over six months before Roudy, but its townhouse is 10 m² smaller and 1,675,000 more, and its 10% down payment, 1,652,500, is more than double Roudy's.

Zayard Memora in New Zayed has a 245 m² four-bedroom villa 4,264,000 below Roudy's townhouse, at about 79,400 a month over 10 years. That is a large gap for a similar built area, so ask about the villa type, its land area and finish before comparing on price alone.

Roudy's design images show two-storey houses with roofs and white and beige fronts, a central lake with walkways and timber gazebos, some houses with a private garden pool, and a gate named Roudy Residence.

Design images are not a contract, though. The townhouse on offer is 260 m², so ask whether it has a pool, how big its land and garden are, and how far it is from the lake. Ask too about the size of the whole project, since the published figures for it do not agree.

Roudy is in the Northern Expansions of 6th of October, about 2.2 km in a straight line from The 8 in the Green Belt, 3.2 km from IRA and 3.4 km from Zayard Memora in New Zayed.
