Blanca Compound Somabay: its stated date has passed, and it is still on an 8-year plan

Blanca Compound Somabay is by Somabay, inside Somabay bay on the Red Sea. Hurghada airport is some 20 minutes away by the project data, and Safaga half an hour. The stated handover was September 2026 and has passed, and units are fully finished per the project data. The developer still sells at 5% down over 8 years, so if the building is truly complete, you could use it next summer and keep paying. Ask about the building's state before counting on that.

Blanca Somabay prices

The developer's October 2026 offers, all fully finished:

• Two-bedroom flats of 115 to 136 m², costing 23.5 to 32 million; the cheapest works out around 204,000 per metre.
• A 134 m² three-bedroom: roughly 26.7 million, 199,000 or so per metre.
• A 138 m² two-bedroom cabin: about 73.9 million, near 535,000 a metre.
• A 182 m² three-bedroom villa: about 87.8 million, near 482,000 a metre.

The three-bedroom costs less than the dearest two-bedroom

The dearest two-bedroom (136 m²) is about 32 million, the 134 m² three-bedroom about 26.7 million: nearly the same size, with the three-bedroom some 5.3 million cheaper. The gap may be the view or the distance to the sea, so ask what the dearer flat looks onto before paying it. Should the view not matter, take the three-bedroom, with about 1.34 million down and near 264,000 a month.

Within the two-bedrooms, smallest and largest differ by only 21 m² but by about 8.5 million, putting every extra metre at around 405,000, roughly double the type's own metre. That is an odd figure; the dearer flat most likely has something other than area, such as a front row on the sea, a floor or a terrace. Find out before comparing.

Cabin and villa: Blanca, Nautilus or Wadi Soma?

The cabin and villa metre here is more than double the flats', and above Somabay's villas nearby. Wadi Soma, 1.3 km off, asks roughly 70 million for a 196 m² three-bedroom villa, 357,100 per metre: 14 m² beyond Blanca's villa for some 17.8 million less, and its stated date was also last September. Nautilus, 800 m off, asks roughly 109 million for a 272 m² three-bedroom villa, 400,700 per metre, adding 90 m² and some 21.2 million. Among cabins, Mesca sells a 69 m² one-bedroom cabin at about 32.1 million (near 465,000 a metre), so Blanca's cabin is twice its size and some 70,000 dearer per metre. Ask why: exact position, plot size, and closeness to the sea and beach.

Much cheaper villas if you can wait

Projects still ahead are far cheaper: a Coral Coves three-bedroom villa starts at 180 m² near 62.1 million (February 2029), nearly the size of Blanca's for about 25.7 million less. Greens Baywest Valley prices a 152 m² villa near 33.2 million, and Ras Soma a fully finished 200 m² three-bedroom villa near 44 million. Four-bedroom villas cost more: Wadi Soma's 256 m² near 120 million, Nautilus' 308 m² near 122 million. So for a villa, Blanca is not the cheapest, but it is one of the few whose stated date has passed.

A Blanca two-bedroom or Reef Town?

Reef Town, 2.1 km off, prices its 112 m² two-bedroom at 23.5 million, exactly the price of the cheapest two-bedroom here, 3 m² smaller, due June 2027. So Blanca wins here: the same money, slightly more space, and a stated date already passed instead of an eight-month wait. Around them, two-bedrooms are cheaper but due later, and only Mesca is dearer, asking close to 28.2 million for 106 m², due with Greens, about 4.7 million above the cheapest here on 9 m² less.

• Greens Baywest Valley (1.6 km, January 2029): 18.9 million buys a 106 m² two-bedroom, 24.1 million a 171 m² three-bedroom chalet.
• Coral Coves (3.4 km): two-bedrooms open at 20.8 million (100 m²), and the three-bedroom is 32 million (170 m²).
• Blanca Gardens (600 m, Greens' date): a 101 m² two-bedroom chalet for 18 million and a 185 m² three-bedroom chalet for 25.9 million.
• Ras Soma (2.4 km, October 2030): two-bedrooms from 118 m² for 17.5 million and a 173 m² three-bedroom for 20 million, fully finished, over 7 years.

So if you can wait, a Greens or Blanca Gardens two-bedroom is some 4.6 to 5.5 million cheaper, and Ras Soma about 6 million cheaper and finished too, but four years off. At Blanca Gardens, 25.9 million gets a 185 m² three-bedroom chalet: 51 m² more than here, for about 800,000 less. What the extra buys at Blanca is a stated date already passed, and stated full finishing, since most of these neighbours' finishing is not in the data.

Blanca Somabay payment plans

All types share the 5% deposit and eight-year term: the cheapest two-bedroom about 1.18 million then near 232,600 a month, the three-bedroom near 264,200, the cabin near 731,300 and the villa near 868,900 a month. With the stated date passed, nearly all instalments fall after handover, so if you let it, the rent starts helping from the first season. By comparison, a Ras Soma two-bedroom over 7 years runs near 197,900, about 35,000 less, but you pay it for four years before receiving anything.

Resale close to the developer

Owners' listings in mid-October 2026 included a two-bedroom chalet of 113 m² at about 21.15 million and a three-bedroom chalet of 134 m² at about 25.81 million. The resale three-bedroom is about 890,000 below the developer for the same size, and the resale two-bedroom about 2.35 million below the developer's cheapest while 2 m² smaller. With the developer offering 8 years, that small gap is not always worth paying cash, unless the seller offers instalments too.

Holidays or rental income?

For holidays: Cairo is about five and a half hours away, so it suits long breaks rather than weekends. For investment: if the unit has really been handed over, it can be let from next season, so ask about Somabay's rental management and its share.

Inside Blanca

Per the project data: a clubhouse, a medical centre, a commercial walkway with shops and restaurants, pools between units, running and cycling tracks, plus security and maintenance. Residents also use all of Somabay's facilities.

What to ask Somabay

With the stated date passed, see the flat itself and the view from the balcony before booking, and make sure the building is complete. Ask about Somabay's yearly maintenance charges, which affect both holiday and rental sums.
