The 5% down payment on the smallest villa is EGP 5,450,000, and the balance about 12.9 million a year over 8 years. The four-bedroom costs only 13 million more than the three-bedroom for about 36 more metres and an extra room.

Why does Nautilus cost more than the rest of Somabay?

The villas are larger, ready, and designed so each has a sea view. For comparison, the ready three-bedroom villa at Wadi Soma (about 200 m²) is 70,000,000, about 350,000 per m². Nautilus is about 50,000 dearer per metre, for the view, the design and the size. On a smaller budget, Greens Baywest Valley villas start at 32,300,000, handing over in 2029.
