ARC - Soma Bay: cabins on high ground over the golf course and the sea

ARC - Soma Bay is a Somabay project by Somabay (Abu Soma Development) on raised ground in the resort, so the units look down over the golf course to the sea. The units the developer offers with us are "cabins" in a modern design with square lines and glass facades, fully finished, with 5% down and the balance over 8 years; handover is announced for January 2029.

Developer prices in October 2026:

• 1-bedroom cabin: 71–76 m², EGP 19,000,000, two available. 950,000 down.
• 3-bedroom cabin: 152 m², EGP 38,000,000, one available. 1,900,000 down.

The price per metre is about the same for both (about 250,000 to 267,000), so the three-bedroom is twice the size at twice the price. Over 8 years, the one-bedroom costs about 2.26 million a year and the three-bedroom about 4.5 million.

What are you paying for?

The view. ARC costs more per metre than Somabay's ground-level chalets such as Golf Town (one-bedroom from 15,900,000) and Blanca Gardens Collection (from 14,700,000), because the units here sit high and open onto the golf and the sea. If the view is not a priority, those two save 3 to 4 million on a one-bedroom.

Location and amenities

Somabay is a peninsula about 45 km south of Hurghada near the Hurghada–Safaga road, with Hurghada Airport about 45 minutes away. The project data lists green space between buildings, lakes and water features, parking, and round-the-clock security. See it under location.

Before you book

• Ask about the view from the unit itself: golf only, or golf and sea.
• Ask about Somabay's service charges and any rental programme.
• Ask whether the price is fixed in pounds.
