Capital Dubai Mall New Capital City: Dubai Misr's mall in R7

Capital Dubai Mall New Capital City is a commercial project by Dubai Misr in R7, New Capital City, on the axis running parallel to the southern Mohamed Bin Zayed Axis. It sells shops and offices, and the developer presents it as Egypt's first smart mall. Dubai Misr has not put out a list of shops or prices for the mall, so ask them which spaces are still free and the price per metre on each floor.

The mall in published figures

• 14,000 m² of leasable space.
• A 20,000 m² car park.
• Five levels: two basements, a ground floor and two above it.
• Four entrances and a 7,000 m² open-air zone outside the building.
• An 850 m² supermarket and an 850 m² department store.

The brochure gives a built-up area of 21,000 m², yet the same page puts the two basements at 21,000 and the ground plus two floors at 18,000. Those figures do not add up, so ask Dubai Misr for the real built-up area above ground.

How the space is split

The published mix is 30% shops, 30% restaurants and cafés, 20% entertainment and 20% services. Announced services include a cinema, a children's area, rooftop seating, a medical centre, a business hub, round-the-clock security and surveillance, and fire alarms.

A shop or an office?

If you are buying a shop, work out which slice your trade falls in. A restaurant shares the building with 30% of the mall doing the same thing, though every visitor there has come to eat. A service shop faces less competition and less footfall. Ask where the unit sits, too: a ground-floor spot by an entrance trades very differently from one deep on the second floor. For an office, ask whether it is in the business hub or on the retail levels, and whether it has its own entrance and parking.

Who lives around it

The Capital Dubai Mall New Capital City location is ringed by housing: Capital Heights 1 about 300 metres off, Scenario and Boardwalk at 600 metres, and Castle Landmark at 800. The British and Swedish universities, international schools and a hospital are also published as nearby. Those residents are the real customers of any shop here, so ask when the surrounding compounds hand over, because a shop trades once people move in.

Set against Lumia Mall

Dubai Misr has a second mall in the same district, Lumia Mall. It offers 53 to 55 m² shops between 8,162,000 and 13,135,000, which puts the cheapest near 154,000 a metre, on 10% down and ten years, with handover in October 2030. When you get a figure from Capital Dubai Mall, compare it on that metre and that plan, and ask how the two malls differ in position and opening date.

The developer and its other New Capital work

According to the brochure, the company was founded in 1997 and works in housing, retail and hotels in Egypt and the UAE. In the New Capital it also has Lumia Residence, Lumia Lagoons and the Lumia Crown hotel.
