Kayan City New Capital

Kayan City New Capital is a new city by STM Developments on more than 22,000 feddans, along the extension of South 90th Street west of the New Administrative Capital. The company announced it on 18 October 2026: about 40,000 homes, two hotels with 1,000 rooms, and a first phase for about 250,000 residents.

Kayan City apartment prices advertised in October 2026 start at EGP 6,900,000 for a 133 m² three-bedroom flat, a figure from broker advertisements and not a company price list.

The advertised Kayan City payment plan is 10% down with the balance over up to 9 years. On a flat at EGP 6,900,000 that means 690,000 down and about 57,500 a month if the balance is split evenly.

Is Kayan City ready to move in?

STM said in October 2026 that fully finished units with completed utilities are available for delivery, though that does not cover the whole city. Ask whether your unit is ready and whether the services around it are running.

Kayan City sizes announced by the company start at 85 m² for apartments and 230 m² for villas, with three-bedroom flats from 133 to 143 m².
