Ezdan Mall New Capital City: an evening-out mall on the promenade

Ezdan Mall New Capital City is a small mall by Taj Misr Developments in Downtown, next to the Government District, on roughly 1.6 feddans. The project data says it overlooks the tourist promenade and features a large 3D screen, dancing fountains and hologram shows. In other words, it is built for people going out in the evening rather than for daily errands, and that decides which kind of shop will work here.

The shops

In October 2026 the developer's shops were sized 28 to 107 m² with prices from 8.65 to 18 million, at 20% down over 7 years, due October 2027. On the 28 m² one, that is near 309,000 per metre. If the 18 million belongs to the 107 m² shop, its metre is only about 168,000, roughly half the small one's.

Who is the big shop for?

A large space on an evening promenade suits a restaurant or café with indoor and outdoor seating, since visitors come to sit and watch, not to buy and leave. The small 28 m² shop suits a fast-food, ice cream or sweets kiosk. A clothes shop or pharmacy belongs better in a service mall beside housing.

Against Downtown shops

• Udora Mall next door: near 388,610 per metre, same handover date.
• The Loft Plaza: near 316,882.
• La Fayette Village: about 298,507.
• Code: about 220,000, but due 2029.

So Ezdan's small shop sits mid-market, about 80,000 a metre below Udora next door. The big shop, if its price is right, ranks among Downtown's lowest metres.

Investor or operator?

If you run a restaurant or café yourself, the big shop here could be a deal, with a low metre on a promenade built for evenings out. If you are an investor letting it out, the small shop lets more easily but costs more per metre, so returns hinge on the rent you find in year one. Either way, a mall on 1.6 feddans has few shops, so competition inside is limited.

The instalment

On the smallest shop, signing takes about 1.73 million and each of the 84 monthly payments roughly 82,400. With handover in a year, the shop starts trading while you still have about 6 years to pay, so weigh expected rent against the instalment before signing.

Around the mall

The project data places it near Al Masa Hotel, the Middle Ring Road, the monorail station, the Opera House and the Government District. There are restaurants and cafés, a gym, a children's area, an underground car park, fire systems, plus security and cameras.

Three things to ask Taj Misr

• Ask whether the shop faces the promenade directly or sits inside the mall.
• Ask exactly which shop the 18 million is for, and its size.
• Ask about running costs for the screen and fountains, and whether shop owners bear them.
