Neo Business Park New Cairo: shops from 35 m², offices from 30 m²

Neo Business Park New Cairo, also advertised as Neo New Cairo Mall, is a shops, offices and clinics project by Juzur Development in New Cairo. The English advert places it near North 90th Street and the Sadat Axis and splits it into three modules, each with its own published starting sizes.

The three modules and their sizes

• Module one: shops from 35 m² and offices from 30 m².
• Module two: larger shops from 51 m² and offices from 40 m².
• Module three: shops and offices above 100 m².

Clinics are offered too, with no sizes given. A start-up after its first small office belongs in module one; a company needing a floor for a large team, in module three. Ask where each module sits on the plot and which faces the street, because a 35 m² shop inside the project is not the same as one on the frontage.

Compare by the metre

Prices are not published. On the map, The Gray is 400 metres away with a first unit of 26 m² at 5,980,000, Patterns is 1.4 km off at 32 m² for 5,973,407, and W55 Mall is 1.3 km away at 123 m² for 24,962,000. Take a Neo quote for a similar size and divide it by the metres.

A façade of screens

Eighty percent of the building exteriors are advertised as a mix of mesh over the upper section, LED screens on the lower section and 3D screens on the façades. That catches the eye from the street. Ask whether the screens will carry advertising and, if so, who sells it and where the money goes, to the developer or the owners' association, and whether the mesh in front of upper-floor office windows cuts the daylight.

The plot

The land is advertised as 4.5 acres, so ask Juzur for the area in square metres. On it: shaded pathways, a water maze, pocket gardens, display pods, art installations and open public spaces, plus restaurants and cafés. Services: banks and cash machines, round-the-clock security, parking and firefighting systems.

Getting there

Published roads: the Ring Road, Sadat Axis, North 90th Street and El Nasr Street. The advert names Al Rehab, Cairo Business Park, Ahl Masr Hospital, the American University in Cairo and Point 90 Mall as nearby. Before choosing, try the trip from your home and from your team's.

Juzur

Juzur also has J East, a residential compound in New Cairo. Neo is a commercial project, so ask about the handover date for each of the three modules, the payment plan, parking spaces per unit and the service charge per metre.
