Agora Mall New Cairo: three buildings joined by a bridge in Golden Square

On El Nasr Road in Golden Square, New Cairo, Urban Developments is building Agora Mall New Cairo for shops, offices and clinics. It is published on an 18,000 m² plot as three buildings linked by a bridge. Units are offices, shops and clinics, and Agora has not yet said what size they are or what they cost.

Three buildings and a bridge

With the three buildings bridged, visitors can move between them without going down to the street. That makes your unit's position matter: one on or beside the bridge is not the same as one at the far end of a building away from it. Ask for each building's floor plan, what each building is for, and whether the clinics sit in one building or are spread across all three with the offices and shops.

What each use needs

A clinic needs an easy entrance for patients, a lift close by and parking; an office wants quiet and an entrance away from the restaurant crowd; a shop needs frontage on the plaza or the bridge. Ask the developer how uses are split across floors, and the service charge per metre for each type.

Neighbours in Golden Square

The mall is published as near Fountain Park, Galleria Moon Valley and Mivida, and North and South 90th Street. On the map it is surrounded by commercial projects: FCC, 400 metres off, whose smallest unit is 33 m² for 5,042,925, near 152,800 per metre; Nurai, 500 metres off, 39 m² for 4,363,000, near 111,900; and VX Golden Square, 600 metres off, 27 m² for 3,671,579, near 136,000.

So these neighbours open with units of 27 to 39 m² at between 3.7 and 5 million. When Agora quotes you, ask for its smallest available unit and compare per metre on the same floor.

An 18,000 m² plot: ask about the buildings

18,000 m² is the land; the brochure does not give each building's floor count or the total built area. Ask for both, and for the number of parking spaces against the number of units, since three buildings of clinics, restaurants and offices will bring a lot of cars at the same hours. Ask who will run the mall after handover, and whether a company will lease units for owners who want to let.
