At Red (G) the small 43 m² clinic runs about 145,000 per m² and the small 60 m² office about 156,000, in October 2026. At the top sizes this reverses: the 165 m² office runs about 136,500 per m² and the 125 m² clinic about 153,500.

Jadeer has announced a partnership with IHG for a Hotel Indigo inside Red (G), managed by IHG, with opening announced for 2031, about two years after the clinics and offices hand over in June 2029.

A hotel in the same phase means more people around the offices and shops once it operates. But your sums should not rest on it, since its date is 2031. Ask sales where your unit sits relative to the hotel, and whether serviced apartments share the building.

Red (G) and Garnet: who is your customer?

The first customer for a clinic or office at Red (G) is a Garnet resident, since Garnet's apartments hand over in January 2028, about a year and a half before Red (G). When you open, people will already be living next door.

After them come people working and living along North 90th Street. If your specialty relies on neighbours, such as paediatrics or dentistry, Red (G) puts you close to them. For a company office, ask about parking and how many cars each office is allowed.

Where is Red (G)?

Red (G) sits inside the Garnet compound in the Fifth Settlement near North 90th Street, about 740 m in a straight line from Iguall, 860 m from City Hall, 1.4 km from Point 90 Mall and 1.5 km from Cinco.

So Red (G) is in a belt of new offices and clinics along 90th Street, which means strong competition for tenants once they all hand over between 2027 and 2029. If you buy to let, ask why a tenant would choose Red (G): the lower instalment lets you accept a lower rent than the neighbours and still come out ahead.
