Al Burouj - Phase 2 El Shorouk: a finished three-bedroom duplex with keys at year end

Al Burouj - Phase 2 El Shorouk is the duplex and twin-house phase of Al Burouj by Imkan Misr. All units run on six- to seven-year plans, with dates between December 2026 and August 2029. What stands out is the large duplex: finished, handing over in two months, and cheaper per metre the bigger it gets.

Al Burouj Phase 2 prices 2026

• Three-bedroom duplexes, finished: 15,270,000 for 197 m² rising to 18,820,000 for 276 m², every one due December 2026.
• A small finished one-bedroom duplex of 75 m² at 6,400,000, due August 2029, over seven years.
• Twin houses: the four-bedroom one has 238 m² for 22,900,000 (around 96,200 per metre), keys August 2028.
• The three-bedroom twin is roomier (315 m²) at 28,180,000, near 89,500 a metre, due the same month.

No deposit is stated for any type in this phase, so ask about it and the instalment before working out the sums.

The bigger duplex is cheaper per metre

Per metre the 197 m² duplex costs near 77,500 and the 276 m² one only about 68,200. Taking the larger one costs roughly 3.55 million more for 79 m², an added metre of some 44,900. If you are taking a duplex, the big one is clearly the better buy.

A three-bedroom twin larger than the four-bedroom

Oddly, the three-bedroom twin is the bigger one, 315 m² against 238 m² for the four-bedroom. Paying roughly 5.28 million more for those 77 m² works out near 68,600 a metre, cheaper than what the four-bedroom twin charges per metre. Compare by area and metre, not by bedroom count.

Duplex or twin?

The largest duplex (276 m²) costs 18.82 million and the four-bedroom twin (238 m²) 22.9 million. So the twin costs roughly 4.08 million more, offers 38 m² less, and its keys come twenty months later. For that you get your own plot, garden and door; the duplex gives two levels within a block.

Phase 2, or Phases 1 and 3?

• Al Burouj - Phase 1 is the flats phase, all finished. Its one-bedroom of 70 m² costs 5.82 million, some 580,000 under the one-bedroom duplex here with 5 m² less, and its three-bedrooms start at 132 m² for 9.7 million, handing over the same month as the duplex. If two floors aren't needed, Phase 1's three-bedroom costs some 5.57 million less than the duplex here.
• Al Burouj - Phase 3 is the other houses phase. For four bedrooms on the ground, its 220 m² townhouse saves over 5 million against this phase's twin. And for roughly the money of the three-bedroom twin here, it sells a detached 264 m² villa.

Duplexes and twins in El Shorouk and New Heliopolis

• Talala, 6.3 km away, is the closest rival: its four-bedroom duplex of 215 m² costs near 16.65 million at practically the same metre, on a clearer plan (5% down, ten years), with keys in August 2029.
• SODIC East, 5.4 km off, sells a 200 m² duplex at 17.7 million, 88,500 a metre, due September 2030.
• El Patio Sola, further at 10.3 km, has a cheaper metre, about 64,300, with a 328 m² four-bedroom duplex at 21.1 million.
• For twins: El Patio 5 East asks 27.4 million for 220 m² (near 124,500 a metre) and El Patio Casa 25.7 million for 201 m², so Al Burouj's twins are clearly cheaper per metre.

So Al Burouj's duplex sits level with Talala, dearer than El Patio Sola and cheaper than SODIC East, with the edge of being finished and handing over before all of them.
