Sawary Alexandria compound is a project by Saudi Egyptian Developers on 417 feddans where the International Coastal Road meets the Desert Road, overlooking Lake Mariout. Fully finished apartments and duplexes start at EGP 8,421,000 for a 111 m² two-bedroom, on 10% down over 5 years, with handover in August 2027, at October 2026 prices.

Sawary's equation is plain: keys in 10 months and a short plan with a heavy instalment. This page puts numbers on both, and compares each type with its neighbour, Palm Hills Alexandria.

Sawary Alexandria prices, October 2026

Sawary Alexandria prices in October 2026 start at EGP 8,421,000 for a 111 m² two-bedroom, 10,559,000 for a 151 m² three-bedroom, 17,093,000 for a three-bedroom duplex and 23,180,000 for a 312 m² four-bedroom duplex, all fully finished. This is what Masharf (Keller Williams Masharf) holds:

The monthly figure is the lowest price spread evenly over 60 months; the developer's actual schedule may be quarterly. The three-bedroom metre (about 69,930) is below the two-bedroom's (about 75,870), so the 151 m² three-bedroom is only 2,138,000 above the two-bedroom, for 40 m², a bedroom and a bathroom more.

Sawary payment plan: what is paid before the August 2027 handover?

By August 2027 you will have paid almost exactly a quarter of the price, the 10% down payment plus 10 instalments from the end of 2026: about EGP 2,105,250 on the two-bedroom and 2,639,750 on the three-bedroom, at October 2026 prices.

So 75% of the price is paid in the four years and two months after you move in. That instalment needs income: with the instalment at a third of income, the two-bedroom needs a household income of about EGP 378,900 a month, the three-bedroom about 475,200 and the four-bedroom duplex about 1,043,100.

Short terms are usual for Saudi Egyptian Developers on projects close to handover: Bleu Vert apartments in the New Capital run 5 years and Il Latini in Alamein 3 years, while projects further from handover, such as Tierra in New Cairo, run 10 years, at October 2026 terms. Ask whether a longer plan exists at Sawary for a higher price, and compare that increase with the difference in the monthly instalment.

If you plan to let after handover, rent covering the three-bedroom instalment would be about EGP 1,049 per m² a month on 151 m². Compare it with finished-apartment rents in Alexandria in 2027 before relying on it.

Three-bedroom apartment or duplex at Sawary?

The widest Sawary three-bedroom (277 m² at about 19,370,000) is very close in price to the widest three-bedroom duplex (265 m² at about 19,661,000), only about 291,000 apart, in October 2026.

If you want a lot of space, ask about the floor and view for both: the apartment is on one level, the duplex on two, and a view over Lake Mariout may be what moves prices within the same type.

• The widest two-bedroom (169 m²) is about 7,063,000 above the smallest over 58 m², about 121,780 per added metre, far above the type's metre. Ask whether the gap comes from the floor or the view.
• For three-bedrooms, the added metre is close to the type's metre (about 69,900), so size and price move together.
• The 312 m² four-bedroom duplex runs about 74,300 per metre and is the widest unit on offer.

Sawary or Palm Hills Alexandria?

A 161 m² three-bedroom at Palm Hills Alexandria costs EGP 15,904,000, 5,345,000 above Sawary and 10 m² larger, handing over in December 2029, 28 months after Sawary, at October 2026 prices.

Sawary is lower in every type: the two-bedroom by 7,533,000, the three-bedroom by 5,345,000, and the four-bedroom duplex is 8,798,000 below the Palm Hills townhouse and 82 m² larger. Where Palm Hills wins is the term: its three-bedroom instalment is about 32,490 a month lower because 10 years spread the amount.

Palm Hills Alexandria is about 2.5 km from Sawary. The choice between them: if your income carries the 5-year instalment, Sawary saves millions and hands over two years earlier; if not, Palm Hills gives a lighter instalment over a longer term.

Where is Sawary, and what is in it?

Sawary covers 417 feddans where the International Coastal Road meets the Desert Road in Alexandria, overlooking Lake Mariout, next to Palm Hills Alexandria; from the Desert Road the drive to Cairo is direct, without entering the city's traffic.

The developer lists malls with restaurants and cafés, sports courts and gyms, clinics, office buildings, walking and running tracks, CCTV security with access control, smart car parks and backup generators. Those services carry yearly maintenance charges, so ask for the amount in writing.

Saudi Egyptian Developers was founded in 1975 as a partnership between Egypt's Ministry of Housing and Saudi Arabia's Ministry of Finance. Its projects include Jayd in New Cairo, with a 150 m² three-bedroom at 11,960,000 on 5% down over 10 years and ready.

Sawary Alexandria pros and cons

Sawary Alexandria's main advantage is finished apartments handing over in August 2027 for millions less than Palm Hills Alexandria; its main drawback is a 5-year plan with a heavy instalment, in October 2026.

• Pro: full finishing on every unit.
• Pro: handover in 10 months with a quarter of the price paid.
• Pro: the three-bedroom is only 2,138,000 above the two-bedroom.
• Con: a three-bedroom instalment of about 158,390 a month.
• Con: 75% of the price is paid in the four years after handover.
• Con: a wide price gap between the smallest and widest two-bedroom.
• Con: the project description mentions villas, twin houses and townhouses, but the developer offers none in October 2026.
