About Creast Mark Resort Ain Sokhna

Creast Mark Resort Compound Ain Sokhna is a coastal village by Creast Mark Developments at Kilo 46. Units advertised in October 2026 start at EGP 6,699,945 for a 105 m² chalet, with 10% down (EGP 669,995) and instalments over 8 years. The announced handover is 2027.

Timing is the reason to look at it. The company says construction has reached about 70%, while the neighbours compared below hand over in 2030. A buyer who wants a chalet for the summer after next can go and check the buildings before paying anything. Masharf (Keller Williams Masharf) gathered the figures here from what was published in September and October 2026.

Creast Mark Resort by Creast Mark Developments

Creast Mark Resort is a 105-feddan village of regular chalets, hotel-managed chalets, townhouses and standalone villas, with units from 105 m² to 533 m².

Creast Mark Developments comes from contracting. The company was founded in March 1978, became fully Egyptian-owned in 1991 and has been listed on the Egyptian Exchange since 1999. Its published record is mainly construction, and we could not find a delivered resort under its name to inspect. Its other Sokhna project, Grand Residences Compound Ain Sokhna, is a separate scheme at Kilo 43, so check which project an offer refers to.

Creast Mark Resort Ain Sokhna: where is it?

Creast Mark Resort is at Kilo 46 on the Suez to Ain Sokhna road, close to the Ain Sokhna Gates, Stella Di Mare, Marina Sokhna and Porto Sokhna.

Kilo 46 sits on the stretch of Ain Sokhna nearest to Cairo and the New Administrative Capital, before the road heads towards Zaafarana. That makes it workable for weekends as well as summer stays. Browse the other villages under Ain Sokhna compounds.

Creast Mark Resort prices

Creast Mark Resort prices advertised in October 2026 start at EGP 6,699,945 for a chalet, with metre prices from about EGP 64,500 and standalone villas reaching EGP 124,200.

TypePer m², Sep 2026 (EGP)Size and price advertised in Oct 2026
Regular chalet64,500 to 67,000From 105 m², from EGP 6,699,945
Hotel chalet82,200 to 85,000Chalets up to EGP 13,095,000
TownhouseAbout 88,000240 to 280 m², EGP 19,680,000 to 24,640,000
Standalone villa113,700 to 124,200From 290 m², from EGP 33,930,000

No full price list by size has been published, so the final figure comes from the sheet for your unit at booking. On equal sizes, a hotel chalet costs about EGP 18,000 more per metre than a regular one, close to EGP 1,890,000 on 105 m². That premium is what you pay for hotel management, so weigh it against the income you expect.

Creast Mark Resort payment plan

The latest Creast Mark Resort payment plan, advertised in October 2026, is 10% down, 5% after 12 months and the balance over 8 years.

On an EGP 6,699,945 chalet that means EGP 669,995 down, EGP 334,997 a year later and EGP 5,694,953 in instalments, or about EGP 59,322 a month if split evenly over 96 months. On an EGP 19,680,000 townhouse the same plan gives EGP 1,968,000 down, EGP 984,000 after a year and about EGP 174,250 a month.

A different plan was advertised in September 2026: 5% down, 5% after three months and 5% at handover, with the rest over 8 years. Both leave 85% for instalments, and the difference lies in when the first 15% falls due. Confirm which plan applies to your unit, and whether instalments are monthly or quarterly, since that has not been published.

  • Booking fee: EGP 50,000 for chalets, EGP 100,000 for townhouses and villas.
  • Advertised cash discount: 30%, set per unit at contract.

Creast Mark Resort completion date

The Creast Mark Resort completion date is announced as 2027, with construction said to be about 70% done in September and October 2026. One listing gives 30 December 2027 as the start of handover.

Have the month and a delay penalty written into the contract, since "2027" alone leaves a full year of room. We can get you a current site video if you cannot visit.

Finishing is not the same across types. Units are advertised as fully finished with air conditioning, but standalone villas are reported to be delivered unfinished, so add fit-out costs to any villa price.

Creast Mark Resort compared with nearby villages

At about EGP 64,500 a metre with 2027 handover, Creast Mark Resort comes about three years ahead of Murano and Telal Sokhna, on prices advertised in October and November 2026.

Murano Compound Ain Sokhna and Telal Sokhna Ain Sokhna come from developers with established projects in Sokhna, which belongs in the sum alongside price. Creast Mark's case rests on an earlier date and a lower metre, and the open question is how the resort will be run after handover.

Creast Mark Resort amenities

Creast Mark Resort amenities announced so far include a private beach, pools, artificial lagoons, an aqua park, a clubhouse, restaurants and cafes, plus a commercial area of about 4,000 m².

Units are spread across sea, lagoon and garden views, and the view moves the price. Hotel chalets are managed by Grand Hotel, with concierge, laundry and housekeeping, which explains their higher metre price.

Before you choose a hotel chalet, get three answers in writing: Grand Hotel's share of rent, how many days you can use your unit, and the yearly service charge. None of these had been published by November 2026.

Creast Mark Resort pros and cons

The strongest point of Creast Mark Resort is a 2027 handover with construction around 70%, and the weakest is a published record that is mainly contracting, with no delivered resort we could find under the company's name.

  • Pro: Kilo 46, close to the Ain Sokhna Gates.
  • Pro: a chalet metre from about EGP 64,500, below Murano and Telal Sokhna.
  • Pro: buildings you can inspect before booking.
  • Con: 15% falls due within 12 months, over EGP 1 million on the entry chalet.
  • Con: standalone villas reported as unfinished at handover.
  • Con: hotel running costs are unpublished.
