Ras Soma-Phase 1 Somabay: two Red Sea villas, one with keys in sixteen months

Ras Soma-Phase 1 Somabay is the villa phase of the Ras Soma resort by Travco in Somabay, between Hurghada and Safaga. It offers just two types, a three-bedroom and a four-bedroom villa, both fully finished, on 5% down over seven years. The big difference between them is not only size but also the handover date.

Phase One prices 2026

• The three-bedroom villa spans 200 m² and is listed at 44,000,000, which works out to 220,000 per metre; its announced handover is October 2030.
• Four bedrooms come on 237 m² for 59,000,000, roughly 248,900 per metre, with February 2028 as the announced date.

Going up to four bedrooms brings 37 more metres and one more room, and costs 15 million on top, about 405,400 per added metre. That is a big figure, so ask about the difference: plot size, distance from the beach and view, since it clearly does not come from the built area alone.

Phase One payment plans

• The three-bedroom villa opens with 2,200,000 and leaves 84 instalments near 497,600 each.
• The four-bedroom villa takes 2,950,000 to book, with each of the 84 instalments close to 667,300.

Who gets the keys first?

The four-bedroom villa is due in about sixteen months, so you would take it with roughly 23% paid, some 13.63 million, and 68 instalments to follow. The three-bedroom villa is due in about 48 months, with close to 59% paid, around 26.09 million, and only three years left. For a villa to enjoy soon, the four-bedroom is the route, at a much heavier monthly; with time on your side, the three-bedroom is 15 million cheaper and lighter each month.

Phase One against the rest of Ras Soma

In Marina Gate, the resort's other house phase, a four-bedroom villa covers 198 m² for 46.13 million, due October 2030. Phase One's four-bedroom is 39 m² larger and 12.87 million dearer, but its keys arrive two years and eight months earlier. Marina Gate also has a 188 m² four-bedroom twin at 32 million if a detached villa isn't essential. To enter Ras Soma for less, Phase Two sells flats from 12.7 million.

Ras Soma villas against Somabay villas

• Greens Baywest Valley, a kilometre away: three-bedroom villas of 152 or 158 m² at 33.2 or 35.9 million over eight years, due January 2029. Against that, Ras Soma gives 42 extra metres, and the bill rises by roughly 8.1 million.
• Blanca Gardens: its villa has three bedrooms on 134 m² for 32 million, so each metre costs about 238,800, more than Ras Soma's three-bedroom.
• Blanca plays in another league: the asking for three bedrooms on 182 m² there is 87.8 million, nearly double Ras Soma's.

Ras Soma's three-bedroom villa is among Somabay's clearer villas per metre, while the four-bedroom costs more but arrives soon. If you plan to let it in season, ask Travco about rental management and occupancy, since the monthly here is large and needs income to cover it.

Ras Soma facilities

As published, the resort has a private sandy beach of about 1.3 km, a beach club, a diving and kitesurf centre, a marina with shops and restaurants, a spa with sauna and jacuzzi, pools, padel, tennis, football and beach volleyball courts, and a five-star hotel. Hurghada airport is about 55 km away.
