Sayf Sidi Abdel Rahman North Coast is a village by Osool Developments at kilometre 134 of the Alexandria-Matrouh road: 421 homes on 40 feddans, with a private beach. Townhouses there were advertised from EGP 12,500,000 in October and November of 2026, with 10% down and six or seven years to pay.

Picture the bay at half past six on an August morning. Someone in a chalet near the beach gate picks up a parasol and walks 600 to 700 metres to the water, getting there before the sand turns hot. That short walk is what Osool planned Sayf around: a small village with few neighbours and the sea close by.

Sayf Sidi Abdel Rahman sits at kilometre 134 of the Alexandria-Matrouh road, inside Sidi Abdel Rahman Bay, on the sea side of the coastal road, so owners reach the beach without crossing it.

Its direct neighbours are Stella Heights and La Vista Cascada, and Marassi and New Alamein City are nearby. In practice, the bay has been lived in for years: restaurants and shops around it already work, so a buyer at Sayf does not wait for the area to fill in before the first summer.

The site itself is 320 metres deep and 485 metres wide. Sayf Sidi Abdel Rahman is wider along the coast than it is deep, which is why the unit farthest from the water is 700 metres away.

Sayf Sidi Abdel Rahman beach

The beach at Sayf Sidi Abdel Rahman is private to owners: a 100-metre beachfront covering about 10,000 square metres, reached through its own gate, separate from the two main gates.

With 421 homes and about 10,000 m² of sand, each home has close to 24 m² of beach even if every owner came down at the same hour, which does not happen. The separate beach gate keeps the walk from the house to the sea away from visitors' cars at the main entrances.

There is no lagoon and no marina at Sayf. The water inside the village is in swimming pools; the sea is the bay's natural sea.

The Sayf Sidi Abdel Rahman master plan puts 421 units on 40 feddans, with buildings on only 18% of the land and the rest left to gardens, pools and roads.

The figure that stands out is the villas: ten standalone villas in the whole of Sayf Sidi Abdel Rahman. Anyone who wants a detached house at kilometre 134 has very few to choose from. Chalets make up most of the village, 244 of them between 102 and 130 m².

No internal street at Sayf is narrower than 13 metres. Ground levels vary too: parts of the village stand up to 6 metres above the land around them, so some homes look out over the ones in front.

Sayf Sidi Abdel Rahman prices

A 165 m² townhouse at Sayf Sidi Abdel Rahman was advertised at EGP 12,500,000 and a 175 m² twin house at EGP 18,000,000, both in October and November of 2026.

• Townhouse, 165 m²: EGP 12,500,000, about EGP 75,760 a square metre.
• Twin house, 175 m²: EGP 18,000,000, about EGP 102,860 a square metre.

The gap between the two is EGP 5,500,000 for 10 more square metres of building. The extra money buys the garden and the privacy: a twin house shares one wall with one neighbour, while a townhouse stands in a row.

Sayf Sidi Abdel Rahman payment plan

Osool sells Sayf on two plans: 10% down with the balance over six years, or 10% down, a further 5% after three months, and the balance over seven years.

On the EGP 12,500,000 townhouse, with instalments spread evenly by month:

On the EGP 18,000,000 twin house, the down payment is EGP 1,800,000. Over six years the monthly figure is EGP 225,000; on the seven-year plan you pay EGP 900,000 more after three months and the monthly figure drops to about EGP 182,143.

The seven-year plan asks for more cash in the first quarter and then lowers the monthly instalment by roughly EGP 30,000 on the townhouse and EGP 43,000 on the twin house. Which one fits depends on the cash you hold today.

Sayf Sidi Abdel Rahman club and amenities

Sayf Sidi Abdel Rahman has 11 swimming pools spread among the clusters of homes, with pools of up to 2,200 m², rather than one central pool.

Mornings are for the beach. At midday you walk back to the pool beside your own cluster while the children play in the kids' area within sight. In the afternoon there is the spa and meditation zone, or the sports club and the football and tennis courts. At night the village goes quiet, with round-the-clock security and cameras at the entrances.

• A strip mall with shops, restaurants and cafés, and a supermarket.
• Golf carts to move between homes, services and the sea.
• Landscaped gardens and walking paths.

Is Sayf Sidi Abdel Rahman licensed?

Yes. Sayf Sidi Abdel Rahman received Ministerial Decree No. 1068 on 30 September 2025, before sales began, followed by its construction permits.

The land is allocated to the project by an official decree and building is permitted. Ask for copies of the decree and the permit before you sign; we obtain them from Osool for anyone who books through us.

Sayf Sidi Abdel Rahman completion date

Osool has not announced a completion date for Sayf Sidi Abdel Rahman; the village is at its off-plan launch stage.

Since there is no published date, have the handover date and the finishing specification written into the contract.

Who is behind Sayf Sidi Abdel Rahman Osool Developments?

Osool Developments is a sister company of the Stella Group, which is known for resort villages, and Sayf Sidi Abdel Rahman is its North Coast project.

Before Sayf, Osool built Jaryan Residence in El Shorouk, a residential compound. The coastal experience comes from the Stella Group; Osool itself is a newer name in the market, and that is a fair question to weigh when you compare villages in the bay.

The closest alternative to Sayf is La Vista Cascada next door, which starts at EGP 27,800,000 for a 185 m² unit on Masharf in November of 2026.

The main gaps at Sayf Sidi Abdel Rahman are an unannounced handover date and finishing specification, and the absence of a lagoon or marina inside the village.

• The nearest home is 600 metres from the sea, so no unit sits directly on the beach.
• Maintenance and beach fees have not been announced.
• Osool is new to the coast; its earlier published work is one residential project in El Shorouk.
