Eko North Coast

Eko North Coast is a village by Mena Group at kilometre 79 of the Alexandria-Matrouh road, in the El Hamam area, on about 50 feddans with a Santorini-inspired design. In June 2026 twin houses were advertised from EGP 13,500,000, with 5% down over 10 years.

Kilometre 79 is the old coast, about 10 minutes from Marina, a long way short of Ras El Hekma. Buyers here want a summer home close to Alexandria and Cairo without an extra hour of driving each trip.

Eko North Coast payment plan

The advertised Eko payment plan is 5% down with the rest over 10 years in 2026, plus a 10% payment at handover, so get the full schedule before you run the numbers.

The instalment in the table is the balance after the down payment over 120 months. If the 10% handover payment is in your contract, the twin instalment falls from about 106,880 to about 95,630, but you need EGP 1,350,000 in cash on handover day. Plan for that figure now, because it is twice the down payment.

How many weeks a year will you use it?

If you spend 6 weeks a year at the house, a full year of instalments is spread over 42 days. On a twin house that is about EGP 1,282,500 a year, or close to 30,500 a day. That isn't a flaw, but keep it in front of you when you compare buying with renting a summer place.

Eko North Coast unit sizes

Eko North Coast sizes in 2026 are two-bedroom chalets from 91 m², three-bedroom chalets from 141 m², duplexes of 120 to 215 m², twin houses of 214 to 253 m², and villas of 320 and 350 m².

Units are handed over fully finished according to ads, so a unit can be furnished and used without a contractor. Ask whether yours faces the sea or the landscape, because the village is terraced, and floor and position change the view.
