Grand Square Mall New Capital City: eight floors at the ministries' entrance

Grand Square Mall New Capital City is a retail and office building by Pyramids Developments in New Capital City, published as standing at the entrance to the ministries in the business area and as the first retail-and-office mall there. Its published area is 7,800 m²; ask whether that is the plot or the built space.

The building floor by floor

• Ground and first floors: shops, restaurants and services.
• Second to seventh floors: office and medical units.

Most of the building is offices and clinics, with shops on two floors only. If you are buying a shop, think about the people who will work or be treated on the floors above and the ministry staff around it, and ask which trades are allowed on the two retail floors. If you are buying an office or clinic, ask how many lifts there are and whether the office floors have their own entrance.

Office or clinic?

A clinic needs things an office does not: drainage and water in the unit, ventilation, space for medical waste, and a lift that takes a stretcher. For a medical unit, ask whether the floor is designed and licensed as medical or whether you would have to adapt it. For an office, ask whether air conditioning is central or yours to install, whether there is fibre internet, and what the yearly service charge per metre is.

• A panorama restaurant.
• Shops, restaurants and cafés.
• A drive-through market.
• Security cameras, maintenance and cleaning.

A drive-through market needs a way in and out for cars, so ask where it sits relative to the main entrance and the car park.

Office and shop prices nearby

The area is full of commercial and office projects. Citadel Commercial Complex, 200 metres away, starts at 5,472,000 for 37 m² (around 147,900 a metre). Rock Capital, at 700 metres, from 11,835,966 for 60 m² (around 197,300). Obex, a kilometre off, from 10,341,870 for 74 m² (around 139,800), and Paragon 3, at 900 metres, from 2,099,132 for 18 m². If you are buying to let, a tenant will weigh all of these, so compare Grand Square per metre and per floor yourself.

Landmarks nearby

The mall is published as near the Canadian university, the Egypt University of Informatics and the National Bank of Egypt, about 16 minutes from R7, and easy to reach from New Cairo. Being at the ministries' entrance, ask about parking for visitors and staff, which matters a great deal for offices and clinics.

The brochure says the company was founded in France in 2000 and entered Egypt in 2013, led by Eng. Hesham El Kholy and Alaa El Kholy.
