And the instalment?

The 37 m² Citadel office costs about EGP 82,100 a month for 5 years, assuming equal instalments. A 60 m² Rock Capital office costs about 86,800 over 10 years, close to it with 23 m² more, but its down payment is 2.6 times higher. If the down payment is your limit, Citadel is easier; if the monthly instalment is, Rock Capital gives more space for almost the same instalment.

What rent does a ready office need?

For rent on the 37 m² Citadel office to cover its instalment, it has to let for about EGP 82,100 a month, around 2,220 per m², and from the first months, since the office is ready.

The 168 m² office at Citadel costs EGP 34,442,000, with 3,444,200 down and about 516,600 a month. Its metre (about 205,000) is some 57,000 above the 37 m² office, so ask whether that gap comes from the floor or the frontage.

The Citadel renders show a building with a vertically ribbed stone facade, ground-floor shops and restaurants with outdoor seating and palms, a business lounge with marble floors, and roof terraces. Because the building is ready, you can visit and check the finishing and footfall yourself before booking. Go during working hours to see parking and traffic at the time your tenant will be there.
