A shop with two fronts

The English announcement says every ground-floor shop has one entrance from the main road and another from the service road behind. That is very useful for any trade receiving stock, such as a supermarket, pharmacy or restaurant, since deliveries do not pass through customers. Make sure the shop you are offered really has both, and that its main-road front is not hidden behind trees or a wall.

A small mall: plus or minus?

With 4,364 m² and only three floors, this is a neighbourhood mall, not one that draws shoppers from afar. Management is simpler and charges may be lower, but trade depends on nearby residents. Ask which trades have sold so far and whether an anchor such as a supermarket or pharmacy will bring traffic to the rest. Ask which floor the clinics and offices are on, and whether the three lifts reach the basement.

Two ways in

Two entrances are published: one from inside the Granda El Shorouk compound and one from the El Shorouk 1 and 2 entrances. So its customers are the residents next door and visitors from outside. Ask whether the compound-side entrance stays open all day or closes at night, since that shapes your trading hours.

Services

Central air conditioning, three lifts and three staircases including a fire escape, fire-fighting, backup generators and water storage, Wi-Fi, public toilets, waiting areas, security cameras, maintenance and gardening, plus restaurants, cafés, water features and landscaping. Waiting areas and public toilets matter for a clinic buyer, so ask whether they are on every floor or only the ground.

The Arabic announcement dates EGYGAB to 1977; it also has The Median Residences in New Cairo and Masaya on the coast. Nearby roads are the Suez Road, Ahmed Orabi Road, El Sadat axis, the Ismailia road and the Ring Road. Ask for the handover date, payment plan, service charge per metre, whether shops come with a finished front or shell only, and who will run the mall after opening.
