Stella Heliopolis El Shorouk: Remco villas at kilometre 42 of the Ismailia road

Stella Heliopolis El Shorouk is a villa compound by Remco Tourism Villages Construction, the company behind Stella Di Mare, in El Shorouk at kilometre 42 of the Cairo to Ismailia desert road. Its area is published as 1,100,000 m², more than 250 feddans, developed in three phases.

Standalone villas only, in four styles

Every unit is a standalone villa, in four architectural styles that differ in size and layout, with published areas from 170 m² to 300 m². Each villa has a garden, and villas are spread out with gardens between them. Prices are not published, nor the payment plan or each phase's handover date.

A 170 or a 300?

Ask Remco how many bedrooms and bathrooms each style has, whether the stated area is built area only or includes the garden, and each style's plot size. To put a price in context, the nearest priced villas are some way off: El Patio 5 East, 8 km away, at 232 m² for 23,500,000, and El Patio Prime at 205 m² for 24,200,000. The closest project, Al Burouj a kilometre away, is flats: 70 m² for 5,940,000.

A small town of its own

The announcement lists things many compounds lack:

• Schools and nurseries inside the wall.
• A hospital and medical centres.
• Its own desalination and sewage treatment plants, according to the English text.
• A commercial area with restaurants and cafés.
• Public gardens and family spaces.

With them come round-the-clock security and cameras, maintenance and cleaning, and parking. The private plants raise a key question: will your tap water come from desalination or the city network, and who runs the plants and pays for their upkeep? Ask, too, whether the schools and hospital are open or still in a later phase.

Named Heliopolis, located in El Shorouk

The name can mislead: "Stella Heliopolis" is not in the Heliopolis district but in El Shorouk on the Ismailia road. The announcement puts it a quarter of an hour from Heliopolis; if you work there, try the drive in the morning and back in the evening before relying on that figure. Make sure the contract states the real address, El Shorouk, not just the project name.

The road from kilometre 42

Published: a quarter of an hour to Heliopolis and Nasr City, twenty minutes to New Cairo, half an hour to the airport, forty-five minutes to New Capital City and an hour and a half to Ismailia. Al Burouj, El Shorouk 2000, Park Side and Granda Life are around it, so the compound does not stand alone in the desert.
