Al Burouj - Phase 1 El Shorouk: finished three-bedrooms with keys in two months

Al Burouj - Phase 1 El Shorouk is the flats phase of Al Burouj by Imkan Misr, on the Cairo Ismailia road in El Shorouk. Every flat is fully finished and sold over six years, but the dates differ sharply: three-bedrooms hand over in December 2026, one- and two-bedrooms in October 2028. So the larger flat is the one you get first.

Al Burouj Phase 1 flat prices 2026

• The one-bedroom flat has 70 m² and costs 5,820,000 (near 83,100 per metre), handing over in October 2028.
• Flats with two bedrooms, 106 to 152 m², cost 8,900,000 up to 11,243,000 and hand over alongside the one-bedroom.
• Flats with three bedrooms run from 9,700,000 for 132 m² (roughly 73,500 per metre) to 17,220,000 for 182 m², and their keys are two months away.

The phase's listing gives no deposit figure, so get the booking amount and monthly payment from the sales office first.

The third bedroom almost free

Going from the 106 m² two-bedroom to the 132 m² three-bedroom adds just 800,000 or so, buying 26 m² and a full extra room at roughly 30,800 per metre. It is also some 1.54 million below the largest two-bedroom (152 m²). So if you are weighing a two-bedroom, the smallest three-bedroom is the clearer sum, and it hands over a year and ten months sooner.

But the large three-bedroom is dear

Between the 132 m² and 182 m² three-bedrooms the gap is close to 7.52 million, some 150,400 for each added metre, over double the smaller flat's rate. Area cannot explain a jump like that; find out how the two flats differ in floor, outlook and outdoor space.

A flat in Phase 1 or a duplex in Phase 2?

Al Burouj - Phase 2 is the duplex phase, finished as well. Its one-bedroom duplex is 75 m² at 6.4 million, some 580,000 above the one-bedroom flat here for 5 more metres and two floors. Three-bedroom duplexes there open at 197 m² for 15.27 million and share this phase's December handover. Without the need for two floors, Phase 1's smallest three-bedroom costs about 5.57 million less.

Against neighbouring flats

• SODIC East (4.3 km) delivers in the same month. Three bedrooms there begin at 149 m², 17 m² more, but at about 13.2 million, roughly 3.5 million over Al Burouj and near 88,600 per metre. Its two-bedrooms start at 123 m² around 10.9 million. Its draw is a very small deposit over ten years, though finishing is not stated.
• Talala, 5.4 km off, loses on three counts: its first three-bedroom is smaller (124 m²), dearer by some 1.66 million (near 11.36 million) and due only in May 2031.
• Rock White, 6.9 km away, prices far lower per metre (about 52,800): a 124 m² three-bedroom near 6.55 million, due April 2028.
• Livyn in El Shorouk, 9 km off, is much cheaper: three-bedrooms from 148 m² around 5.7 million and two-bedrooms from 120 m² at 4.6 million, but handing over in October 2029.

And the one- and two-bedrooms?

The 70 m² one-bedroom here is about 880,000 cheaper than SODIC East's 76 m² one at around 6.7 million, and dearer than Livyn's 77 m² at 3.5 million. At Talala, two bedrooms begin with 100 m² for about 9.7 million, around 800,000 more than Al Burouj's entry two-bedroom despite less space, with keys not before 2031.

So Al Burouj's metre sits mid-range: below SODIC East and Talala, above Rock White and Livyn. In its favour, the flats are finished and the three-bedrooms hand over in two months.

Inside Al Burouj

As published for the project, residents of this phase use all of Al Burouj's services: greenery and gardens, walking and cycling paths, a commercial centre, international schools, a medical area, a business park and security. It is close to New Heliopolis, Madinaty, the New Capital, Mostakbal City, the airport and the Regional Ring Road.
