Mayan El Shorouk: the three-bedroom costs less than the two-bedroom

Mayan El Shorouk is a compound by STM Developments in El Shorouk, at the entrance of Shorouk 2 with a frontage of about a kilometre on the Suez Road across 36 feddans, as the source puts it. The developer sells two- and three-bedroom flats on a 10% deposit and ten years of instalments; keys are scheduled for June 2027. So it is close to completion, and its price list holds a surprise that favours larger families.

The flats on offer

• Three-bedroom flats run 121 to 180 m² and cost 7,000,000 to 10,400,000.
• Two-bedroom flats run 93 to 160 m² and cost 7,200,000 to 10,300,000.

The cheapest three-bedroom is 200,000 below the cheapest two-bedroom and 28 metres larger. That puts the three-bedroom metre from about 57,900 and the two-bedroom from about 77,400. If budget is pushing you towards two bedrooms, look at the three-bedrooms first.

A two-bedroom on 160 m²?

The list includes a two-bedroom reaching 160 m², larger than the smallest three-bedroom. That is usually a layout with a wide living room or a terrace, so if that size appeals, ask for the floor plan and compare it with a three-bedroom near the same price.

Keys in about eight months

In the Mayan El Shorouk payment plans, the entry three-bedroom takes 700,000 down, then close to 52,500 a month. The two-bedroom: 720,000 down and about 54,000 monthly. Against Mayan New Cairo

The same developer has MAYAN New Cairo in the Fifth Settlement, also on the Suez Road and handing over in almost the same month. There the cheapest three-bedroom comes to about 85,600 a metre at 2.5% down; here about 57,900 at 10% down. So Mayan El Shorouk is roughly 28,000 cheaper per metre, but needs more cash up front. The real difference is the address: the Settlement or El Shorouk.

A minute from El Rehab's Gate 13

Per the source, the compound is a minute from El Rehab's Gate 13, 5 minutes from Madinaty, 10 from Cairo Airport, 15 from the American University and 20 from the Fifth Settlement and the New Capital, while the Orabi road, the Cairo–Ismailia desert road and the Regional Ring Road are all within easy reach. In El Shorouk, El Patio Sola flats start near 64,300 a metre and Livyn, 2.5 km away, about 38,300. Mayan sits in between.
