About Majaz Compound El Obour City

Majaz Compound New Obour is an apartment project by Arabisk Development in Region 3 of District 25, on the R2 axis in New Obour, on 15 feddans. The lowest advertised price in October 2026 is EGP 2,250,000 for a 125 m² flat, with 10% down, the balance over 8 years, and handover in 2030.

Arabisk launched Majaz in October 2026, so most people searching for it want the same five things: where it is, who builds it, what a flat costs, what the down payment and instalments come to, and when it will be handed over. The answers below follow that order, and every figure carries its month.

Majaz New Obour location

Majaz sits in Region 3 of District 25, directly on the R2 axis, in the expansion lands of El Obour City known as New Obour. That is the plot address Arabisk announced in October 2026.

District 25 belongs to the new expansion zone where developers are launching projects now, away from the older, long-settled districts of Obour such as the First and Fourth Districts. For a buyer, the useful detail is that Majaz Compound faces the R2 axis itself rather than an inner street, so the gate opens onto a main road.

If you want the pin on a map before you drive out to see the land, send a message on WhatsApp to 01270970000 and we will send it. For the wider market, our list of compounds in Obour shows the projects developers are selling in the city, with their prices and instalment terms.

Majaz Arabisk: who is the developer?

The developer of Majaz Compound is Arabisk Development, a company founded in 2015 whose work includes Khan El Wazir Mall in the Fifth Settlement.

Arabisk builds with Arabic and Islamic architecture in mind: arches, sand-coloured stone and courtyards, so its buildings are easy to recognise. The renderings Arabisk released for Majaz New Obour follow the same style, with arched balconies and domed pavilions between the blocks.

Search results often mix two names. "Arabesque" in Fustat, Old Cairo, is a different project by a different company, Saudi Egyptian Construction. Arabisk Development, the builder of Majaz, is not connected to it. If you compare developers, the Arabisk project you can visit in person before booking Majaz is Khan El Wazir Mall in the Fifth Settlement.

Majaz prices

Majaz prices advertised in October 2026 start at EGP 2,250,000 for a 125 m² flat, EGP 2,700,000 for 150 m², and EGP 3,000,000 for 180 m².

Flat size (m²)Lowest advertised price (EGP)Price per m² (EGP, our calculation)
1252,250,00018,000
1502,700,00018,000
1803,000,000about 16,667

The 125 m² and 150 m² flats cost the same per metre, EGP 18,000. The 180 m² flat drops to about EGP 16,667 a metre. Moving from 150 to 180 m² adds EGP 300,000 for 30 extra metres, which works out at EGP 10,000 for each extra metre.

For a buyer with a budget of EGP 7 million or more, the largest priced flat at Majaz is the cheapest per metre, and every advertised Majaz price up to 4 Nov. 2026 stays under EGP 3.1 million. The price of the 195 m² flat has not been announced yet.

Majaz apartments: sizes

Majaz apartments range from 125 to 195 m², and the compound has apartments only, with no villas or townhouses. The sizes advertised with prices are 125, 150 and 180 m², and 195 m² is the largest.

The number of bedrooms in each size had not been published by 4 Nov. 2026. Ask for the floor layout before you pay the booking deposit: a 150 m² flat can be three bedrooms or two bedrooms with a large reception, depending on the design.

Majaz payment plan

The Majaz payment plan is 10% down and the balance over 8 years, with a booking deposit of EGP 50,000, as advertised in October 2026.

Here is the arithmetic on the advertised prices. The monthly figure assumes equal monthly instalments.

Flat (m²)Price (EGP)10% down (EGP)Balance (EGP)Per year over 8 years (EGP)Per month (EGP, calculation)

The EGP 50,000 booking deposit holds the unit in your name. The announcement does not say whether it is deducted from the 10% down payment or paid on top of it, so check that with us before you transfer anything. If the schedule has larger yearly payments or a handover instalment, the table changes; compare the official Arabisk schedule with these numbers line by line.

Majaz completion date

The Majaz completion date is 2030, about three and a half years after the October 2026 launch. The project is still off-plan.

With 8 years of instalments and handover after three and a half, more than half of the instalments fall after you receive the flat. That suits someone who plans to live there and pay from a salary. Rent is not a known figure today, so do not count on it when you plan the payments.

Majaz master plan

The Majaz master plan covers 15 feddans, most of it given to greenery and artificial lakes between the buildings, with car parks under the blocks themselves.

Two things follow for residents. Windows look over water and trees instead of the next block a few metres away, and with cars kept below ground, the paths between buildings are for walking. Arabisk had not published the built-up ratio or the number of buildings by 4 Nov. 2026, so "most of the land" is the company's own description without a figure.

The main gate in the renderings is a row of arches shaped like an old Arabic gateway, matching the facades.

Majaz amenities

The amenities announced for Majaz Compound are swimming pools, a clubhouse, a gym, a mosque, a commercial area, walking and jogging tracks, a kids' area, car parks under the buildings and electronic gates.

  • For families: a kids' area, swimming pools and a mosque inside the compound.
  • For exercise: a gym and walking and jogging tracks away from traffic.
  • For daily needs: a commercial area for shopping and a clubhouse.
  • For security: electronic gates at the entrances and car parks under the blocks.

Schools and hospitals outside Majaz, in District 25 and the districts around it, are worth a visit in person, because the area is still being built.

Majaz pros and cons

Four points weigh against Majaz before you book: it has apartments only, handover is in 2030, bedroom counts and finishing level are not published, and District 25 is still under construction.

  1. Apartments only: buyers who want a villa or townhouse will not find one at Majaz.
  2. Handover in 2030: about three and a half years from October 2026.
  3. Missing details: the bedroom split, the finishing level and the price of the 195 m² flat are not announced, so get them in writing in the contract.
  4. A new area: District 25 is still being built, and the services around the compound will come with time.

On the other side are the numbers: EGP 16,667 to 18,000 a metre in October 2026, 10% down, 8 years to pay, and facades that look different from most of what has been built in Obour.
