Solimar Compound New Zayed is a villa compound by Solimar Real Estate in New Zayed. Its published location is Basin 13, opposite the first gate of New Zayed's fifth entrance, near the Green Belt and Sphinx airport. It offers standalone villas and twin houses set among landscaping, water features and pools.

Not to be confused with Solimar Green

Other projects carry similar names, Solimar Green 2, 4 and 5, and those are on the Green Belt in El Sheikh Zayed, not in New Zayed. When someone offers you "Solimar", first ask exactly which project it is, and check the map location and the basin number in the contract.

A twin shares one wall with a single neighbour; a villa stands free on every side. The real difference is plot size and privacy, so ask how big the garden is in each type, and whether the villa faces water or an internal road.

Ask whether the pools are shared by all residents or some villas have private ones, and whether the restaurants and cafés open with the first handover or later.

On the map, Roudy is about a kilometre away, its first unit 260 m² at 14,850,000. Zayard Memora in New Zayed, at 2.5 km, opens at 9,717,000 for 245 m², and The 8, at 3.1 km, at 14,193,300 for 253 m². So a first unit of 245 to 260 m² around it starts between 9.7 and 14.9 million, a wide gap among the neighbours themselves; ask what explains it when you compare with Solimar.

Roudy's townhouse or Zayard's villa?

These two show how much unit type and payment plan move the figure. Roudy's price is for a three-bedroom 260 m² townhouse with only 5% down over ten years, about 117,600 a month, handing over in October 2029. Zayard Memora's is for a four-bedroom 245 m² villa with 20% down over nine years, about 72,000 a month, handing over in March 2029. When Solimar quotes you, compare type, down payment and monthly instalment, not just the total.

The project text says the company has seven compounds across October, Sheikh Zayed and Cairo. It has no other project on offer now, so ask for the names of compounds it has handed over, visit one, and ask residents about maintenance and when they really got their keys.
