La Vista City compound is a low-rise gated community split into 16 residential parcels around a central park, with about 85% of its 910 feddans left as greenery and water.
In square metres, 910 feddans is roughly 3.8 million m², so about 770 feddans of La Vista City are not built on. Every parcel has its own clubhouse, and a main clubhouse sits in the central park. The homes are townhouses of 230 to 255 m², twin houses of 280 to 298 m² and villas of 334 to 560 m², plus the STM units described below.

The cash you put in before moving in tells a different story. An El Patio Jade villa at EGP 30,500,000 needs EGP 1,525,000 down and about 301,800 a month over 8 years. By its September 2030 handover, roughly 47 instalments later, you will have paid about EGP 15,700,000, more than half the price, before living there. The La Vista City villa from STM asks a higher monthly instalment, but you move in having paid about 21%.
The other cost is waiting. Between an October 2027 handover and a September 2030 one there are about 35 months; if you rent today, multiply your monthly rent by 35 and set it beside the price gap.
La Vista City master plan
The La Vista City master plan divides 910 feddans into 16 residential parcels, each with a clubhouse, around a central park with the main clubhouse, keeping about 85% of the land green or under water.

The size cuts both ways: a home on an outer parcel can sit a long way from the main clubhouse and the school. Find the unit on the master plan before comparing its price with another of the same area.

La Vista City already has ready homes, while the STM units on sale in October 2026 hand over in October 2027.
The ready ones are townhouses of 230 m² (four bedrooms) and 255 m² (three bedrooms), twin houses of 280 m² (three bedrooms, semi-finished), 280 to 288 m² (four bedrooms) and 298 m² (five bedrooms, fully finished), and villas of 334, 450 and 560 m². La Vista City New Capital is a different project from La Vista City Hills in New Cairo, although both come from La Vista Developments and their names are close.
