Maspero Nile Heights: ready offices and shops on the Nile in Downtown Cairo

Maspero Nile Heights is a set of towers by City Edge Developments in the Maspero Triangle in Downtown Cairo, on the Nile Corniche between Abdel Moneim Riad Square and the Maspero building. What the developer offers with us now is office and retail units, and they count as ready. The lowest price in October 2026 is EGP 11,395,000 for a 176 m² office, with 5% down and instalments over 3, 5 or 7 years.

Developer prices in October 2026, fully finished:

• Offices: 176–292 m², EGP 11,395,000 to 19,908,000, about 64,700 per m² for the smallest. Only two were available at the update.
• Shops: 108–436 m², EGP 17,637,000 to 78,947,000, with six available.

The 5% down payment is EGP 569,750 on the smallest office and 881,850 on the smallest shop. That is a low entry for a ready unit downtown, but the balance runs over a short term: over 3 years that office costs about 3.6 million a year, over 7 years about 1.55 million. Ask whether the price changes with the term.

Why downtown?

The location is rare in the primary market. Most new offices developers sell today are in New Cairo, the New Capital and Sheikh Zayed; this is a new office on the Nile in the heart of Cairo, beside Tahrir Square, the Egyptian Museum, the Ramses Hilton and the Foreign Ministry. The building, per the project data, has parking, a retail ground floor, lifts, fire systems, internet, phone and TV on one network, and an intercom.

Before you buy

• Ask about floor and view: a Nile-facing office is not the same as one facing the inner street.
• Ask how many parking spaces come with the unit, and the yearly management and maintenance charges.
• If you plan to let, ask which shop activities the mall allows.
